№ 09 / 09 · Who lives here

Who lives in Bransgore?

For anyone buying or renting in Bransgore.

Owners, mostly, and not many of them under forty. Four in five households own the place they live in. The typical resident is in their fifties, and the age bracket where most people are building careers is the thinnest slice of the population. Renting exists here in the way a bus service exists here, technically. This is somewhere people arrive at, not somewhere they start from.

The tenure split is about as one-sided as English housing gets. In the 2021 Census, which is the source for the population figures throughout this answer, around 81% of households owned their home outright or on a mortgage, about 12% rented privately and about 7% rented from a social landlord. Renting is not a route into Bransgore so much as a holding pattern for people waiting to buy into it.

The age profile follows directly from that. The median resident is 53, and only about 17% of the population falls in the twenty-five to forty-four bracket. That is the missing middle of the village: the people who would normally be renting a two-bedroom flat, changing jobs and gradually working out where they want to settle are largely doing it somewhere with flats.

On money, modelled household income for the area averaged about £65,500 gross before tax in the financial year to March 2023, or around £45,500 after tax. That figure describes that year rather than this one, and it is worth reading alongside a housing stock built almost entirely of family houses. Comfortable, in other words, without being the kind of wealth that makes headlines.

Household shapes are split between the two ends of adult life. About 24% of households are one person living alone, and around 15% of all households are a pensioner living alone, which is a subset of that first figure rather than an addition to it. Couples with children account for about 19%, and lone parents about 7%. The village runs on two clocks: school pickup and the quiet middle of the day.

Qualifications sit high without being uniform. Around 39% of residents hold a degree-level qualification and about 13% hold none, which is a wider spread than the house prices would lead anyone to expect. Full-time students make up about 2%, which is what happens when studying means leaving. Nobody stays here to be eighteen.

The people are one of the more reassuring things about the place. Settled, largely owner-occupied, comfortable rather than flashy, with an age profile that skews well past the sharp end of adult life. If you want neighbours who have been there a while and intend to stay, this is exactly that. If you want a peer group in their thirties, bring one.
