What do houses cost in Bradford-on-Avon?

For anyone buying or renting in Bradford-on-Avon.

About £415,000 for a typical one, which buys a lot less stone than the postcards imply. Detached houses go for well over half a million. Terraces sell for more than semis, which tells you everything about what people are actually paying for. Flats are the only thing here under £200,000. This is Bath money in a smaller town, and the town knows it.

In the year to May 2026 the Land Registry recorded 125 sales, with a median of roughly £415,000. Detached houses ran to a median of about £570,000 and semis to around £380,000. Terraces came in at roughly £437,000, comfortably above the semis, because the terraces in question are weavers' cottages in honey-coloured stone on a hill and the semis mostly are not. Flats had a median of about £195,000 across 23 sales, which is the one entry point the town still has.

The published house-price index for the area was up about 2% over the twelve months to May 2026, and over five years it is up around 15%. Flats moved the other way, down roughly 2% across the same twelve months. None of these are dramatic numbers. A 2% move in a year is the market ticking over rather than doing anything worth a headline.

Council tax lands mostly in band C, which is the most common band on the valuation list, and only about 27% of dwellings sit in the cheapest two bands. A band D bill runs to roughly £2,570 a year, which is the figure most readers can hold against their own.

Renting, the typical private rent across the Wiltshire area is about £1,060 a month. That is a mean from the Office for National Statistics rent index covering the whole county rather than this town's own figure, so treat it as an area typical. By size, one-beds average around £733 a month, two-beds about £952, three-beds roughly £1,193 and four-beds or larger about £1,706.

Set that against local earnings and the arithmetic gets uncomfortable. Modelled gross household income before tax for the financial year to March 2023 was around £61,000. A £415,000 median against that is not a stretch so much as a structural problem, and it is the reason the buyers arriving here tend to be selling something else first rather than buying their first thing. The income figure describes 2022 to 2023, not today, and the prices describe the last twelve months, so the gap is indicative rather than exact.

Of the sales that could be matched to an energy certificate's floor area, which is around 86% of them, the median price per square metre is about £4,335, and the typical matched property has a floor area of roughly 91 square metres. That is a small house for the money by most measures, and it is the price of the location rather than the space.

The bedroom mix from the 2021 census explains who the town is built for. Around 42% of households have three bedrooms, about 26% have four or more, roughly 22% have two and only around 10% have one. Small households and small budgets are underserved by the stock itself, not just by the prices.

On cost, Bradford-on-Avon is middling at best. You are paying a scenery premium on a house that would cost less almost anywhere in the county without a canal running through it, and the people who find that good value have usually already sold something with a Bath postcode.
