Who lives in Biddenden?

For anyone buying or renting in Biddenden.

Biddenden is mostly owners in late middle age. About eight in ten own their home. The typical resident is past fifty. Fewer than one in five are in their late twenties to mid-forties. It's a village for people who have finished moving house, not people still working out where to live.

Every figure on this page comes from the 2021 Census unless it says otherwise, and each covers the Biddenden area as a whole, including the villages around it, not just the village itself. About 79% of households own their home. Only about 10% rent privately, and about 10% rent socially. The rental market is small, and most people here bought and stayed.

The median age across the area is 52. About 17% of residents are aged 25 to 44, the years when most people buy a first home, change jobs and have children. That band is thin here, and it shows in the age of the people on the parish council, the dog walkers and the queue for the post office. Younger buyers are here, but they're outnumbered.

Median household income was about £60,000 before tax, according to the Office for National Statistics' modelled estimate for the financial year to March 2023. That is a gross figure from before the latest price rises, and it describes the area's households as a whole, not any one street. Even so, the government's Index of Multiple Deprivation puts the area just below the middle of the national range. Its average position slipped between the 2019 and 2025 editions, because the index measures more than income: access to services, housing and distance to everything count as well.

About 24% of households are one person living alone, and within that group about 14% of all households are pensioners living alone. Couples with dependent children make up about 18% of households, and lone-parent households about 8%. There are more pensioners living alone than a family-home village might suggest. The large houses and the long drives to town suit some of those residents less well every year.

About 32% of residents hold a degree-level qualification and about 19% have no formal qualifications, so the area has both at once. Full-time students are about 1%, which fits a place with no college and a bus timetable that doesn't suit a teenager's schedule.

Only 13 people live in communal settings such as care homes, too few to change any of the shares above.

On the measures this question uses, Biddenden comes out below average. Its residents are settled, older and comfortable in their own homes, but the area sits just below the middle of the national deprivation rankings, and the gap between well-off and less well-off households is wider than the village's look suggests.
