What do houses cost in Aveley?

For anyone buying or renting in Aveley.

A typical Aveley house costs about £381,000, and most of that money goes on a three-bedroom family home. Terraces sell more than anything else. Semis go for around £405,000. Flats are the cheap way in, at about £200,000. Nobody here is paying for heritage. They're paying for the third bedroom.

The Land Registry recorded 100 sales in the year to mid-May 2026, at a median of £381,250. Terraces made up the bulk, with 47 sales at a median of £362,500, followed by 37 semis at £405,000. The 13 flats came in at a median of £200,000. Only three detached houses sold, at a median of £533,000. A median of three sales is barely more than a rumour, so a detached house priced against it is worth checking against the sold prices on its own street.

On the official house price index for the wider area, prices rose 2.3% in the twelve months to May 2026, and flats on the same index slipped 1%. Neither move is large. That rise is the market doing a little better than standing still, and the drop in flats is a dip, not a collapse.

Band C is the most common council-tax band in Aveley, and about a quarter of homes are in bands A or B. Thurrock charges about £2,255 a year at Band D, the usual yardstick, and the most common band here is one below it.

If you're renting, the Office for National Statistics index gives about £1,360 a month as the mean private rent across Thurrock in April 2026, a borough-wide figure with no separate number for Aveley. By size, that runs from about £923 for one bedroom to about £1,190 for two, about £1,445 for three and about £2,160 for four or more. Borough rents were up about 6% on a year earlier while local house prices rose about 2%, and tenants are the ones who notice which number is bigger.

The Office for National Statistics models gross household income at about £55,500, before tax and averaged across the area, for the financial year to March 2023. Against a median sale price of about £381,000, that makes a typical house reachable for two earners with a solid deposit and a long stretch on one income. The income figure is also a few years older than the sale prices it's being compared with, and tax still has to come off it.

The Land Registry sales that can be matched to an energy certificate's floor area, 85% of the total, give a median of about £4,600 per square metre. The typical floor area behind that figure is 80 square metres, which is a family house with not much room to spare.

At the 2021 census, 57% of Aveley households had three bedrooms, 21% had two, 12% had four or more and 10% had one. Fourth bedrooms are where supply runs short, so in Aveley the usual way to get one is to build it.

Prices are one of Aveley's real strengths: a solid three-bedroom family house costs what two ordinary incomes can reach, and you won't be paying extra for history.
