What do houses cost in Yeading?

For anyone buying or renting in Yeading.

The middle of Yeading's market is about £500,000, which buys a post-war semi with a garden and a bus stop at the end of the road. A semi costs a bit more than that. A terrace saves you a fair amount, and a flat costs a little over half the headline figure. Prices have barely moved over the past year. Yeading is outer London, and buyers pay outer-London prices for it.

The Land Registry recorded 159 sales in the year to May 2026, at a median of £500,000. Semis made up the biggest group, 84 sales at a median of about £533,000. The 43 terraces went for about £440,000 and the 30 flats for about £294,000. A gap of about £90,000 between a semi and a terrace pays for a side wall nobody shares and room to extend sideways, and in Yeading that tends to be how buyers spend the money.

The official house price index puts the average home in the area at about £468,000 in May 2026, down 0.7% over twelve months, which is close enough to flat. Flats did worse, down 3.5% over the same period. Houses held their value, and flats lost a bit. If you are buying a flat, ask the valuer to show you flat sales from the last few months. The year-old asking prices still on some listings were set before that 3.5% came off.

Most homes here are in council tax band D, and only about 10% fall into bands A or B. A band D bill in Hillingdon is about £2,045 a year. Because so few homes are in the cheap bands, almost every buyer ends up paying something close to that bill.

Across Hillingdon, private rent is about £1,550 a month as of April 2026, up about 2% over the year. That figure is a mean from the Office for National Statistics rent index for the whole borough, and it doesn't measure Yeading's own lettings. By size, the borough averages are about £1,240 for one bedroom, £1,570 for two, £1,890 for three and £2,610 for four or more. Three-bedroom semis are the most common houses in Yeading, so the three-bedroom figure is the one both landlords and tenants will look at.

The Office for National Statistics models typical household income in Yeading at about £68,000 a year before tax, for the financial year to March 2023. A £500,000 median is hard to reach on that income from one household and possible for two working adults with a deposit. A flat at about £294,000 is the realistic option for most first-time buyers. Most of those buyers want a house, and the family-sized ones start well above that.

Of the sales that could be matched to an energy certificate, about 93% of the total, the median price works out at about £6,050 per square metre. The typical home behind that figure has about 81 square metres of floor space. That is a modest footprint, typical of homes built after the war on tight budgets, and buyers pay London rates for it.

At the 2021 census, about 43% of Yeading's homes had three bedrooms, about 30% had two, about 16% had four or more and about 12% had one. So the three-bedroom home is the standard here and four-bedroom homes are uncommon. Big families usually get the fourth bedroom by converting the loft.

Yeading is middling on price, a little dear for what you get. You pay London prices for a modest post-war home, and the one thing working in buyers' favour is a market that hasn't moved in a year.
