Who lives in Wickham?

For anyone buying or renting in Wickham.

Wickham is a village of settled homeowners in the comfortable middle of life. This is not a place people pass through on the way to somewhere cheaper. Most residents own their homes, the typical age sits in the family-and-mortgage bracket, and household incomes land above the national norm without tipping into gilded. It reads as steady, rooted and quietly prosperous, which is exactly the crowd a Georgian village square tends to attract and keep.

Ownership is the dominant fact. Just over half of homes are owner-occupied, and the people in them tend to stay, which is what gives the village its low-churn, everyone-knows-the-square feel. Renting is a smaller slice, with about a quarter of households renting privately and a further chunk in social housing, so the market exists but does not set the tone. This is a buyers' village more than a renters' one, and the tenure split tells you the population turns over slowly.

On age, the profile is grown-up rather than either young or retired. The typical resident is around 39, squarely in the working-and-raising-children years, and roughly three in ten fall into the core working-age band of the mid-twenties to mid-forties. That is a place with school-age children and a morning commute, not a retirement enclave and not a student town. The energy is domestic and mid-life, the kind that fills a primary school and empties a nightclub.

Money follows the same measured pattern. A typical household here brings in about £70,000 a year, which sits comfortably above the national middle and explains how the property prices hold up in a village with slow supply. It is professional-family income rather than wealth, enough to afford the postcode and run the two cars the lack of trains more or less demands, without the flash that a truly moneyed Hampshire village would carry.

The household make-up is a familiar suburban-rural mix. Couples with children account for around one in five homes, single-person households for close to three in ten, and lone-parent families for about one in ten, with a modest share of older residents living alone. It is a spread that covers the young family, the settled couple and the person living solo in a cottage, rather than one narrow type dominating the lane. Education levels lean capable too, with roughly a third of adults holding a degree.

The verdict is an average one in the best sense of the word. Wickham is a middle-of-the-road community of owner-occupiers, working families and comfortable incomes, without extremes at either end. If you want a settled, unshowy Hampshire village where most neighbours own their homes and plan to stay, this is precisely the population you would be joining.
