A typical Whitton home costs about £665,000. Terraces go for a bit more than that. Semis go for a lot more. Detached houses barely come up. This is a suburb of semis priced as if it had a river view.
The Land Registry recorded 293 sales in the year to May 2026, at a median of about £665,000. Split by type, flats went for about £404,000 across 60 sales, terraces for about £675,000 across 119, semis for about £725,000 across 99, and detached houses for about £815,000 across just 15. The semi is where most of the competition is, because it's the house everyone grew up in and now has to buy back.
The direction is gently down. The official house price index for the area put the average at about £789,000 in May 2026, down by two and a half per cent on a year earlier. Flats dropped further, down about 4% over the same year. A small fall on a big number is still a big number, and nobody selling a semi here has noticed the discount yet.
Band D is the most common council-tax band, and bands A and B together cover only about 5% of homes. Richmond upon Thames charges about £2,490 a year at band D, which is the figure to hold up against your current bill. Bands are set per property, so check the band for the exact house on the council-tax valuation list. Two identical semis on the same road can sit in different ones.
Across Richmond upon Thames, the typical private rent comes to about £2,310 a month as of April 2026, up about 6% on the year. That's a borough-wide mean from the Office for National Statistics' rent index, so it covers Whitton and the smarter riverside streets alike. By size, the borough average runs to about £1,710 for one bedroom, £2,200 for two, £2,650 for three and £3,870 for four or more. A family renting a three-bed while saving for a deposit is paying the borough's prices to save up for Whitton's.
The Office for National Statistics models household income here at about £97,000 a year, gross, for the financial year to March 2023. That's a high figure, and it still makes a £665,000 home a stretch for one household. Gross is also the number that looks most impressive before the tax, the pension and the nursery fees get to it.
Of the sales the Land Registry and the energy certificates can match, about 90% of them, the median price works out at about £7,320 a square metre. The typical home behind that figure has about 92 square metres of floor space. That's a 1930s family house, the one whose particulars call the third bedroom "a generous single" and mean a cot.
The 2021 Census counted about 9% of homes with one bedroom, 25% with two, 38% with three and 28% with four or more. The three-bed is the local unit of currency, and two-thirds of the housing has at least three bedrooms. Whitton was built for families and still prices like it.
As value for money, Whitton is poor. The schools and parks are good, but entry is steep, and even the flats cost about £404,000.
