What do houses cost in Whitchurch, Hampshire?

For anyone buying or renting in Whitchurch, Hampshire.

Houses in Whitchurch cost about £393,000, and the detached ones cost the rest of your life. Detached homes go for well over half a million. Flats go for under £200,000. Prices dipped a little this year. The middle figure hides a very wide gap between the cheapest and dearest homes.

In the Land Registry's twelve months to mid-April 2026, 75 homes sold at a typical price of about £393,000. By property type, the 26 detached houses went for about £585,000, the 19 semis about £360,000, the 20 terraces about £322,500 and the 10 flats about £172,500. The jump from terrace to detached is what a garage, a driveway and a spare room cost here, and it's a big jump. Fewer than a hundred sales in a year also means a handful of big houses can move the typical price, so treat it as a guide, not a quote.

The published house-price index for the area recorded a 2.9% fall over the twelve months to May 2026, with the average at about £366,000. Flats fell further, down about 6% to about £185,000. Over five years the index is still up about 17%. That's a gentle dip, not a crash, and anyone calling it one wants you to buy or sell in a hurry. Flat buyers have more room to negotiate than anyone else this year.

The most common council tax band is C, and about 18% of homes sit in bands A and B. A band D home pays about £2,255 a year. The bill is steady and predictable, which is more than can be said for the heating on some of the older stock.

Rent figures are only published for the whole Basingstoke and Deane area, where the typical private rent was about £1,320 a month as of April 2026, up about 5% on the year. By bedroom, that's about £940 for one, £1,220 for two, £1,480 for three and £2,090 for four or more. These are averages from the Office for National Statistics' rent index across the whole borough, Basingstoke included, so they describe the district and not a particular lane off the Test. No reliable figure exists for studios or rooms, and anyone quoting one is guessing.

Modelled household income here was about £70,000 a year before tax, in the financial year to March 2023. Against that, the typical house price is a stretch but a reachable one for a couple on two decent salaries. Terraces and semis are the realistic entry point. The detached end of the market is mostly bought by people who already own a house somewhere else.

Of the sales that could be matched to an energy certificate's floor area, about 88% of the total, the median price was about £4,160 per square metre, for a typical home of around 91 square metres. That's a mid-sized family house, not a mansion and not a shoebox. It's useful for checking whether an asking price has wandered off on its own.

At the 2021 Census, about 11% of homes had one bedroom, 26% had two, 38% had three and 25% had four or more. Three bedrooms is the standard Whitchurch home, and it's the size the whole market is built around. One-bed buyers have little to choose from and plenty of competition for it.

Whitchurch is fairly priced with a slight lean in the buyer's favour: not cheap, but fair value for a small Hampshire town where most of what's on the market has three bedrooms and a garden. The prices here aren't the problem. Buying at the dearest end of the street without checking what the neighbours sold for would be.
