The 117 detached houses sold at a typical £662,000. The 63 semis went for about £438,000, and the 67 terraces for £380,000. Only 27 flats sold, at around £240,000. Detached houses made up the biggest group of sales, and that's where the typical figure comes from. It's an area that's mostly detached houses, with a few flats bringing the average down.
The house-price index for the area put the average at about £403,000 in May 2026, up 1.6% over the twelve months before. That's a small rise. It won't start a bidding war, and it won't make anyone rich by next spring. Flats went the other way on the same index, down 1.1% over the year. That's small too, but it's worth knowing if you're buying a flat and assuming it will keep pace with the houses around it.

West Malling is fairly priced, not cheap, and in the middle of the range for what you get. The money buys floor space and a garden fence, and it rarely gets you a bargain.
