Who lives in Welham Green?

For anyone buying or renting in Welham Green.

Welham Green belongs to people in their forties and fifties who own their house and intend to stay in it. About two in three households own their home. The typical resident is in their late forties. A third of homes have just one person living in them, and many of those are pensioners. There's a university nearby, and its students live almost anywhere except here.

Every population figure on this page comes from the 2021 census, which counted 3,773 people in 1,660 households. About 66% of households own their home, about 18% rent privately and about 16% rent from a council or housing association. The social-rented share is a reminder that Welham Green has more than one kind of resident, though owners are the majority by a distance.

The median age in Welham Green is 47, and about 23% of residents are aged 25 to 44. The years of first jobs and first flats mostly happen somewhere else, and people tend to arrive once the mortgage and the children are already sorted.

The Office for National Statistics modelled average household income at about £79,500 before tax for the financial year to March 2023, across a wider area that takes in the village. That is a comfortable figure, and it is before tax.

About 33% of households are one person living alone, and about 16% of all households are a single pensioner living alone, a group counted within the one-person figure. Couples with dependent children make up about 17% of households and lone parents about 9%. For a village with a primary school at its centre, Welham Green has surprisingly few young families. Plenty of the semis built for families of four now have one or two people rattling around in them.

About 30% of adults hold a degree, about 21% have no formal qualifications and about 1% are full-time students. The University of Hertfordshire is among the area's neighbours, and almost none of its students live in Welham Green. They live in Hatfield, and they don't seem to mind.

The people of Welham Green are one of the village's strengths: mostly established homeowners, older than average, comfortably off, with renters and people living alone making up a bigger share than the family-semi image suggests.
