What's the area around Welham Green like?

For anyone buying or renting in Welham Green.

Welham Green is surrounded by open country, close enough that most front doors are a few minutes from grass. There are parks and open spaces at both ends of the village, water nearby and a cycle route close to most streets. The protected countryside that buyers pay extra for in other places is mostly missing here, and the village doesn't seem to mind. The village itself is shops and sheds, with a country estate or two in walking distance. The green belt around it is defended as if it were a national park, and for the people who live here it more or less does that job.

The average home in Welham Green is about 220 metres from the nearest public green space, and there are about nine within a kilometre. That's enough to choose a different walk each day for over a week before repeating one.

The nearest water, whether a pond, stream or lake, is about 380 metres from the average home, and there are about 23 bodies of water within a kilometre. For a village this far inland, Welham Green has a lot of water nearby.

The National Cycle Network is about 330 metres from the average home, and about 79% of postcodes are close to it. Ancient woodland covers about 1% of the area, a scrap of old wood among the newer planting.

On the rating data for the wider area around the village, there are 289 shops, 18 pubs and 28 restaurants on the books. Most of those are somewhere you drive to. The village's own share is much smaller.

Fine-particle pollution across Welwyn Hatfield averaged about 7.5 micrograms per cubic metre in 2024.

The village is a mile from the old Great North Road, the coaching route that ran through neighbouring Bell Bar, and it grew up in its own direction once the A1(M) took the traffic. North Mymms is the parish around it, and North Mymms Park, listed with its garden walls and ha-ha, is part of the scenery, as is Gobions, a registered historic park and garden. Brookmans Park, Water End and Roestock are on the doorstep. Hatfield, with Hatfield House, is in the next stretch of fields that residents are keen to keep empty. The country estates stay country estates, and the semis around them have room to stretch.

Private outdoor space is generous, at about 298,000 square metres of garden per 1,000 residents across the three neighbourhood areas the figure covers. Most houses here come with a proper back garden as well as access to public green space.

Within the village itself, the business rates list has 106 rateable premises. The largest group is warehouses and stores, with 33, followed by 16 shops, 15 industrial units and 10 offices. The list counts premises, not businesses that are open and trading. Even so, the village plainly has a working edge, with sheds and yards next to the houses.

Of the 15 food businesses that have been inspected, about 80% hold the top hygiene score and none is rated poorly. The places to eat out are few, and the kitchens are clean.

No area of outstanding natural beauty or site of special scientific interest overlaps Welham Green, and the ancient woodland is the sliver noted above. This is ordinary working countryside with no official protection of its own, and the people who live here look after it themselves.

The surroundings are one of Welham Green's real strengths: open space within a short walk of almost every home, water close by, cycle routes nearby and big gardens behind the houses.
