Who lives in Warlingham?

For anyone buying or renting in Warlingham.

Middle-aged homeowners, most of them on their way to paying off the mortgage. Eight in ten own their home. The typical resident is in their mid-forties. Students barely register. Warlingham is where London commuters come to finish paying for the house.

Ownership is the norm. At the 2021 Census about 79% of Warlingham's households owned their home, about 13% rented privately and about 8% rented from a council or housing association. Renting here is mostly a stage on the way to buying. The landlords who do operate in the village all compete for the same small share of tenants.

The typical resident is about 45, and people aged 25 to 44 make up about 23% of the population. The under-forties are outnumbered by the people who used to be under forty and never left.

The Office for National Statistics models typical household income across the area at about £69,000 before tax for the financial year to March 2023. That figure is an estimate, a few years old, and before tax takes its share. It's enough for a large mortgage on a semi, and not enough to make the detached houses on the ridge feel easy.

Of the area's 4,458 households, about 21% are couples with dependent children and about 10% are lone parents. About 30% are one person living alone, and around 16% of all households are pensioners living alone, who are part of that 30%, not extra to it. The village has young families and long-term residents in roughly equal numbers, and the long-term residents mostly arrived as young families.

About 35% of residents have a degree or equivalent, about 15% have no formal qualifications, and about 1% are full-time students. Warlingham has no university and no student lets. At 1%, most of its full-time students are sixth-formers revising in a back bedroom.

Of the 10,429 people counted, only 12 live in care homes or other shared accommodation. That's too few to affect any of the shares above, so every figure on this page describes people living in ordinary private homes.

Warlingham is a comfortable, owner-occupied village of mid-life families and long-term residents who stayed after the children left, which works in its favour. If you're buying here, your new neighbours are likely to have been there a while and plan to stay a while longer.
