Is Warlingham a safe area?

For anyone buying or renting in Warlingham.

Yes, and safer than most of the district around it. Crime runs well under the Tandridge rate. Violence makes up about the share it does anywhere else. Burglary is the one category clearly above normal. It's a safe village with plenty worth stealing.

Surrey Police recorded 877 crimes in Warlingham in the year from June 2025 to May 2026. The published rate is about 58 crimes per 1,000 residents, well below the rest of Tandridge. That's a full twelve months, so one bad weekend can't change the picture.

To put the two side by side, Tandridge as a whole had about 70 crimes per 1,000 residents over the same year, against Warlingham's 58. The district is hardly a crime hotspot to begin with, which makes Warlingham the lower figure in an already low-crime area.

The people who live here explain a lot of it. There are about 2,600 people per square kilometre on average across Warlingham's neighbourhoods, unemployment is about 3% and only about 2% of households are overcrowded. That describes roomy suburban houses with people at work in the day. In Warlingham, an overcrowded household is mostly one where the in-laws came for Christmas and stayed until Easter.

What crime there is looks a lot like the national mix, with two exceptions. Violence and sexual offences make up about 37% of recorded crime here, against about 35% across England and Wales. That category is the largest almost everywhere and covers everything from serious assault to common assault without injury, so Warlingham is almost exactly typical on it. Anti-social behaviour is about 16% here and about 16% nationally. Other theft is about 9% against 7%, and criminal damage and arson about 8% against 7%. The two that stand out are vehicle crime, at about 9% here against 5% nationally, and burglary, at about 7% against 4%. Burglars are the one group who seem to rate the place above average.

What happens after a report is a separate question from how much crime there is, and it's answered by Surrey Police across its whole force area. The force charges a suspect in about 11% of cases, against about 12% nationally, which puts it 30th of 42 forces in England and Wales. About 36% of its cases close with no suspect identified. Those are figures for the whole county force, and Warlingham has no street-level charge rate of its own. They tell you how a burglary report is likely to end, and nothing about how likely you are to need to make one.

Warlingham is one of the safer parts of an already safe district, and the only thing it attracts more than its share of is people after cars and contents. Lock the car, fit a decent lock on the back door, and the numbers are in your favour.
