Who lives in Wadhurst?

For anyone buying or renting in Wadhurst.

Wadhurst is lived in by people who have already done the hard part. Three in four own their home. The typical resident is past fifty. More than four in ten have a degree. Wadhurst is where people end up after the first act, not where they start it.

Ownership dominates. Every figure on this page comes from the 2021 Census unless it says otherwise, and it found about 77% of households owning their home, against about 14% renting privately and about 9% in social housing. The rented share is small enough that a tenant here is less a neighbour type than an unusual event on the street.

The town skews older. The typical resident is 51, and only about 18% of people are aged 25 to 44, the years when most people are buying a first home, changing jobs and producing children. That bracket is thin because it is the one that can least easily afford to be here, not because Wadhurst has anything against it.

Incomes are comfortable. The Office for National Statistics modelled typical gross household income, before tax, at about £65,000 for the area in the financial year to March 2023. That is a figure for a few years ago rather than today, and it describes households, often with two earners, not individual salaries.

The households themselves are a mix of settled families and people living alone later in life. About 20% of households are couples with dependent children and about 8% are lone parents. About 28% are one-person households, and within that, about 16% of all households are a single pensioner living alone. That last group is part of the one-person figure, not an addition to it. For every family doing the school run, there is roughly a neighbour of retirement age who remembers when the High Street had a different set of shops.

Qualifications run high. About 44% of residents hold a degree-level qualification, about 12% have no formal qualifications and about 1% are full-time students. With no college or university in the town, the students tend to be somewhere else, coming home at Christmas with laundry.

A small number of residents, 83 in all, live in communal settings such as care homes rather than private households. That is too few to shift any of the shares above.

The people of Wadhurst are one of the town's stronger points: settled, well qualified, comfortably off and mostly staying put, which makes it an easy place to join and a hard one to afford.
