A typical home in Tooting sells for about £600,000, and most of the time that money buys a flat. A terraced house is closer to £800,000. Prices have slipped over the past year. Council tax is the one bill here that looks cheap. Tooting is still expensive, just a little less expensive than it was a year ago.
In the year to May 2026, the Land Registry recorded 625 sales in Tooting at a median of £600,000. Flats made up 361 of them, with a median of £460,000. The 238 terraced houses had a median of £800,000 and the 22 semi-detached houses about £818,000. Four detached houses sold, at a median of £1,538,500. With only four sales, the detached median reflects those four buyers and very little else.
The government's house price index for the area fell about 6% in the year to May 2026, to an average of about £660,000. Flats fell a bit further, by about 7%. That's a soft market, but in Tooting a soft market still starts at about £660,000.
Council tax is mostly Band C, and only about 13% of homes fall in the two cheapest bands. Wandsworth charges about £1,028 a year for Band D, and in a Tooting budget it's the one bill that looks like it was set by someone who had seen the mortgage.
Wandsworth's typical private rent was about £2,600 a month in April 2026, up about 4% on a year earlier. That's a mean from the Office for National Statistics rent index for the whole borough, not a median of local listings. By size, the borough averages are about £1,910 for a one-bed, £2,428 for a two-bed, £2,772 for a three-bed and £3,788 for four bedrooms or more. There are no figures for studios or single rooms.
The Office for National Statistics models typical household income across Tooting at about £83,000 before tax, for the financial year to March 2023. That's a good income, and against a £600,000 median it still makes buying a stretch. Plenty of the people earning it rent the flat they can't quite afford to buy.
Of the sales that could be matched to an energy certificate's floor area, about 67% of the total, the median price was about £7,900 per square metre. The typical floor area behind those sales was 88 square metres. Ask for the floor area on the energy certificate, because a description that calls the rooms "generous" is using a different measure.
At the 2021 census, about 22% of Tooting's homes had one bedroom, 33% had two, 24% had three and 21% had four or more. Two bedrooms is the most common size, which is where couples usually start and where families usually run out of room.
Even after a year of falling prices, buying in Tooting is hard going, and cost is the area's weak point.
