What do houses cost in Toddington, Bedfordshire?

For anyone buying or renting in Toddington, Bedfordshire.

A typical house in Toddington costs about £407,000. Terraces go for a little over £300,000, and a detached house costs more than half a million. Flats hardly feature, so most first purchases here are houses. The village prices itself like a commuter suburb that kept its fields.

The Land Registry's records for the year to May 2026 show 126 sales in the Toddington area, at a median of about £407,000. The 36 terraced houses sold for a median of about £309,000, the 49 semis for £400,000 and the 40 detached houses for about £525,000. Moving from terrace to semi to detached is expensive at each step, so most families climb slowly or stay where they are.

The official house price index for the area rose by 1.8% in the year to May 2026, to an average of about £354,000, and fell 1.4% in the latest month. Flats in the same index dropped 1.4% over the year. Both are small moves. Someone who bought a house a year ago has gained about as much as a cautious savings account, and someone who bought a flat has lost about as much.

Most homes are in council tax band C, and only 13% are in bands A or B. Central Bedfordshire Council charges about £2,516 a year for band D, and that is the bill to set against whatever you pay now. People moving up from a band B flat in Luton tend to find that the bigger house also brings a bigger council tax bill.

Typical private rent across Central Bedfordshire is about £1,240 a month as of April 2026, an average for the whole council area from the Office for National Statistics index, not a figure for Toddington itself. By size, that index puts a one-bed at about £859, a two-bed at £1,090, a three-bed at £1,365 and a four-bed or larger at about £2,034. Toddington's housing is mostly three- and four-bedroom family homes, so most renters here will be paying the top two of those figures.

The Office for National Statistics models gross household income across the area at about £69,000 for the financial year to March 2023, before tax and a few years out of date. Set that against a typical price of £407,000 and a semi is a stretch for a single local household and within reach for two decent salaries plus some equity from a previous home. A lot of Toddington's buyers arrive with a flat sold somewhere else, and that sale is what makes the numbers work.

The median price across the measurable sales is about £4,511 per square metre, for a typical floor area of 92 square metres. That figure comes from the 98% of sales the Land Registry could match to an energy certificate's floor area, so it misses only a few sales. When comparing two houses, look up both on the energy certificate register and use the floor area recorded there. A listing's "generous proportions" can be a lot of things, but it can't be measured.

At the 2021 Census, 6% of households in the area had one bedroom, 24% had two, 41% had three and 29% had four or more. Three bedrooms is the norm here, and a four-bed is common enough that nobody on the close will be impressed. Anyone hunting for a one-bed starter home in Toddington has a very short list.

Toddington is a middling buy. A house here costs what a large village this close to the M1 tends to cost, and there's little on the shelf for anyone without equity already.
