What do houses cost in Threemilestone?

About £297,500 buys the middle of the market here, which is what Cornwall charges for an inland village with no sea view and no intention of getting one. Semis do most of the trading. Detached houses sit well above the middle. Terraces are the cheap seats and there are not many of them. The price is set by what sits a few minutes down the road in Truro, not by anything Threemilestone has ever done to earn it.

The Land Registry recorded 30 sales in the year to April 2026, at a median of £297,500. Split by type, detached homes came in at a median of £365,000 across 8 sales, semi-detached at £290,000 across 16, and terraces at £245,000 across 5. Thirty sales is a thin year, so treat the type-level medians as the shape of the market rather than a precise reading. The semi-detached figure is the one to trust most, because it rests on more than half the sales and on the property type that dominates the streets.

For direction, the published house price index put the average for this area at about £280,000 as of May 2026, up about 4% over the preceding twelve months and up about 11% over five years. Flats went the other way by a fraction of a percent over the same twelve months, which is the sort of movement that means nothing except that flats are a small and lumpy part of the stock here. None of this is a forecast. It is what the index recorded, and indexes describe the past with great confidence and the future not at all.

Council tax lands mostly in band C, which is the modal band, with around 40% of dwellings in bands A or B. A band D bill runs to about £2,590 a year, which is the figure most people can hold against their own bill and work out how they feel about it.

The same household aiming at a detached house is looking at a different conversation with a lender, and that gap is the whole reason the semis change hands and the detached houses do not.

Across the sales that could be matched to an energy certificate's floor area, about 93% of them, the median works out at about £3,850 per square metre, on a typical floor area of around 71 square metres. That is a small house by most measures, and it is what the money buys.

The bedroom mix from the 2021 Census explains the search results: about 39% of households have three bedrooms, about 31% have two, about 20% have four or more, and about 9% have one. Three-bed family housing is the default here, and anyone hunting a one-bed is fishing in a very small pond.

Prices in Threemilestone are ordinary, which is the most honest thing that can be said about them. Middling money for middling houses, with the thin sales volume meaning the next three listings on a single street can move the whole picture.
