What do houses cost in Thame?

For anyone buying or renting in Thame.

A typical home in Thame sells for about £423,000. A terrace costs about £375,000. A detached house costs about £644,000. A flat is about a quarter of a million. It's market-town charm at commuter-belt prices, and the town doesn't even have its own train.

The Land Registry recorded 169 sales in Thame in the year to May 2026, at a median price of about £423,000. Terraces were the most common, with 49 sales at a median of £375,000. There were 44 semi-detached sales at around £473,000 and 42 detached sales at around £644,000. The 34 flats went for about £253,000. In a town where the semi is the middle option, the middle option still costs nearly half a million.

The UK house price index for the area rose 4.3% in the twelve months to May 2026, to an average of about £471,000, and it is up about 13% over five years. The month before the latest reading saw a 0.2% dip, which is a rounding error and shouldn't be read as a turn. Flats rose just 1.3% over the same year. In a town where nearly half of households run more than one car, nobody is queueing for the flat with no driveway.

South Oxfordshire District Council puts most Thame homes in band C. Bands A and B, the cheapest, cover only about 15% of homes. A band D home in the district pays about £2,598 a year, so the starter band most buyers hope to land in is in short supply here.

The typical private rent across South Oxfordshire is about £1,380 a month as of April 2026. That's an average from the Office for National Statistics index, covering the whole district. By size, it averages about £1,025 for a one-bed, £1,271 for a two-bed, £1,587 for a three-bed and £2,293 for four bedrooms or more. District rents moved 0.3% lower over the year, which is the market standing still and calling it a dip.

The Office for National Statistics models median household income in Thame at about £72,000 before tax for the financial year to March 2023. Against a median sale price of £423,000 and a terrace at £375,000, that's a stretch for one household on one income, even a well-paid one. The income figure is also a few years old and measured before tax, so actual take-home pay is lower than it looks.

The median sale price works out at about £5,100 per square metre, across a typical floor area of 81 square metres. That covers about 94% of the year's sales: the ones the Land Registry records could be matched to an energy certificate's floor area. Ask for the energy certificate early and check the floor area on it, because two houses with the same number of bedrooms can differ by a whole room's worth of floor space at £5,100 a square metre.

At the 2021 census, 37% of Thame households had three bedrooms and 28% had four or more. Another 26% had two bedrooms and 9% had one. First-time buyers after a one-bed are shopping in the smallest aisle in town.

Thame's prices are middling for this part of Oxfordshire: sensible for a three-bed semi, expensive for anyone starting out.
