Open, green and wide, with the Channel on one side and chalk downland on the other. The average home has about eight green spaces within a kilometre. The water is less than half a kilometre away. A national cycle route is closer still. What it lacks in nightlife, it makes up for in horizon.
The nearest green space averages about 350 metres from home, and the typical home has about eight within a kilometre. That's a short walk in more than one direction, so the dog gets a choice of route every morning and still expects the same one.
Blue space averages about 430 metres away, with about 21 bodies of water within a kilometre of the typical home. The coast accounts for most of that pull. On a clifftop, the water is something you walk along the top of rather than wade into.
The National Cycle Network averages about 280 metres from home, and about 76% of postcodes count as close to it. For anyone who owns a bike and uses it, that's a coast route on the doorstep. For the rest, it's a painted sign they drive past.
The property and business records count 93 shops, 6 pubs, 8 restaurants and 34 offices, plus 2 holiday lets. The shops outnumber everything else by a distance. Six pubs in a place like this tells you people go for a drink and then go home, not out for the night.
Fine particles in the air across the Lewes council area averaged about 6 micrograms per cubic metre in 2024. That's a council-wide figure, not a reading from these streets.
The character comes from the land either side. Telscombe Tye, the open downland that separates the settlements of the parish, sits behind the town, and barrows on the Tye are protected as scheduled monuments. Along the coast road, Saltdean, which this page also covers, borders farmland and the South Downs National Park, and the listed Saltdean Lido is one of the few names on the heritage list. Peacehaven is the neighbour in the other direction. The area feels like a string of coastal settlements with the downs deliberately left open between them.
Private gardens add up to about 100,000 square metres per 1,000 residents across the area's neighbourhoods. That's the space of a place built from houses and bungalows on proper plots, not flats with a balcony and a pot of basil. Most people here have their own patch of outdoors before they reach a public one.
The business rates valuation list records 40 rateable premises in the area, with shop premises the most common category. It's a different source with a different footprint from the counts above, so the two figures won't match, and a premises on the list isn't proof of a shop trading today. Either way, this is a local parade and a handful of units, not a high street built for browsing.
The Food Standards Agency has rated 14 food premises in the area. About 79% hold the top score, and none sit in the low bands. Choice is limited, but hygiene is not what will let a meal down.
No area of outstanding natural beauty, site of special scientific interest or ancient woodland overlaps the area. The protection is out on the downland and in the national park beyond Saltdean. The town itself is homes, gardens and cliff edge, and nobody needs a designation to see the view.
The surroundings are Telscombe Cliffs' best argument. Green space, water and open downland are all within an easy walk, and very few places on the coast put that much outdoors that close to an ordinary front garden.
