Who lives in Tadley?

For anyone buying or renting in Tadley.

Tadley is lived in by homeowners who arrived, sorted the mortgage and saw no reason to go anywhere else. Three in four own their home. The typical resident is in their mid-forties. Students barely register. This is a town of people who have finished moving.

Ownership is the defining fact. At the 2021 Census, which is the source for every population figure here, about 77% of Tadley's households owned their home, outright or with a mortgage. Private renting accounted for about 11%, and social renting another 11%. Landlords are a minority interest in Tadley, and the letting boards are outnumbered by the ones reading "sold".

The age profile sits in the middle of life rather than the start of it. The median resident is 46, and about 23% of residents are aged 25 to 44, the years when people are building careers and filling spare bedrooms. Tadley isn't a retirement town, and it isn't a first-job town either. It's where people land once both of those arguments are settled.

Incomes are comfortable. Modelled household income, before tax, averaged about £71,400 across the area in the financial year to March 2023. That is a gross figure from a few years back rather than today's pay packet, but it describes a place where the household budget stretches to a second car and a decent holiday rather than one that counts the change.

The households mix settled couples, families and people living on their own. About 20% are couples with dependent children, and about 8% are lone parents with children. About 27% of households are one person living alone, and within that group about 14% of all households are a single pensioner. The school run and the quiet bungalow share the same streets, which is how a town ages without ever quite getting old.

Qualifications span the full range. About 33% of adults hold a degree or equivalent, while about 14% have no formal qualifications. Full-time students make up about 1% of residents, which tells anyone hoping for a late-night kebab culture exactly what they need to know. The mix points to a working town of trades, offices and professions side by side, with nobody commuting in to study.

Only 98 people live in communal settings such as care homes, against a household population of 16,784, so the shares above describe Tadley's private households almost exactly.

Tadley's residents make a settled, comfortably off community: mostly owners, mostly mid-career or beyond, and for a buyer looking for stable neighbours rather than a changing cast, that's one of the town's quieter strengths.
