What do houses cost in South Norwood?

For anyone buying or renting in South Norwood.

A typical South Norwood home sells for just under £400,000, but that middle figure covers two very different kinds of property. The flats go for about £285,000. The terraced houses get close to half a million. Over the past year prices have hardly moved. In practice the area is two markets that happen to share a station.

The Land Registry recorded 279 sales in the year to late May 2026, with a median price of about £394,000. Most of the trading split into two near-equal groups: 130 terraced houses with a median of about £480,000, and 120 flats with a median of £285,000. Semi-detached houses sold for a median of about £562,500, but only 25 of them changed hands. There were just four detached sales, at a median of £559,000, which is too few to tell you anything about price. The semi is the house everyone hopes to find, and the year turned up 25 of them.

The published house price index for the area fell by 0.4% in the twelve months to May 2026, which barely counts as a change. Flats did worse, down about 2.8% over the same period. That is a small discount for first-time buyers and a small loss for whoever is selling a flat this year.

Band C is the most common council-tax band in South Norwood, and about 27% of homes are in bands A or B. Croydon's band D bill is about £2,600 a year, and that is the figure to compare against your current bill. The council will tell you a property's band, but a buyer has to ask.

Croydon's typical private rent was about £1,560 a month in April 2026. That is the Office for National Statistics' mean for the whole borough, so treat it as a borough average and not as the rent on any South Norwood street. The same borough series puts a one-bedroom home at about £1,250 a month, two bedrooms at about £1,560, three at about £1,840 and four or more at about £2,650.

The Office for National Statistics models median household income across South Norwood at about £69,000 a year before tax, for the financial year to March 2023. A couple on that kind of income can reach a flat comfortably. A terrace is a stretch, and a semi means a bigger mortgage or a bigger deposit. The income figure is also more than three years old, and a pay rise since then would change the sums.

Among the sales that could be matched to an energy certificate, about 74% of the total, the median price was about £5,500 per square metre. The typical floor area behind that figure is 85 square metres. Energy certificates are public and show a home's floor area, so it only takes a few minutes to set any asking price against the local rate.

At the 2021 Census about 24% of South Norwood homes had one bedroom, 34% had two, 31% had three and about 11% had four or more. Two bedrooms is the most common size, and the four-bedroom family house is the hardest thing to find here.

Prices in South Norwood are better than middling for London: flats are within reach, the terraces cost a lot less than half a million, and the past year has been flat. The difficult part is moving up, because there are very few semis and detached houses to move up into.
