What do houses cost in South Merstham?

For anyone buying or renting in South Merstham.

A typical home in South Merstham sells for about £450,000. Flats go for around a quarter of a million. Terraces and semis sell for the same money. Detached houses go for over six hundred grand. In South Merstham, going fully detached is the only upgrade the market actually charges extra for.

The Land Registry recorded 72 sales in the year to mid-May 2026, with a median of about £448,000. Flats had a median of about £256,000 on 20 sales. Terraced houses came in at around £460,000 on 21 sales, and semi-detached houses at the same £460,000 on 19. Estate agents will call the semi a step up from the terrace. The sale prices disagree, right down to the pound. Detached houses sold for about £631,000 on 12 sales, which is where the real jump in price happens. With only 72 sales in total, one unusual house can shift any of these figures, so treat them as a rough guide rather than a price list.

Prices are barely moving. The published house price index for the area was up about 2% in the twelve months to May 2026, with an average price of around £483,000. Flats on the same index were down by about half a percent. Neither is a boom or a crash. Anyone telling you the market is taking off, or about to collapse, is selling something.

Band D is the most common council tax band, and a band D bill runs to about £2,570 a year. Only about 13% of homes sit in the two cheapest bands, A and B. The low band that makes a small flat cheap to run is rare here.

The typical private rent across the Reigate and Banstead area was about £1,630 a month as of April 2026. That's a borough-wide average from the official rent index, not a figure for South Merstham itself, and not a snapshot of current listings. By size, it works out at around £1,140 a month for a one-bed, £1,480 for a two-bed, £1,810 for a three-bed and £2,550 for four bedrooms or more. There's no reliable figure for studios or single rooms, so any quote you see for one is coming from the letting agent, not the statistics.

Average household income is modelled at about £72,700 a year before tax, for the financial year to March 2023. That's an older figure than the sale prices it's being compared with. Set against a typical sale price of about £448,000, a family house here is within reach for a two-income household with a solid deposit, and a stretch for anyone without both. The flats are where a single buyer has a realistic chance.

Measured by floor space, homes here sold for a median of about £4,750 per square metre. The typical home behind that figure was about 96 square metres. The figure covers the 75% of sales that could be matched to a floor area on an energy certificate, 54 homes in all, not every sale.

The 2021 Census breaks down households by bedrooms: about 14% have one bedroom, 29% two, 38% three and 19% four or more. The three-bed is the standard home here, and it's what most buyers will end up viewing.

South Merstham's prices sit in the middle, just on the less affordable side: nothing here is cheap, the market barely moves, and you pay Surrey money without a Surrey premium on top.
