Who lives in Sevenoaks?

For anyone buying or renting in Sevenoaks.

Settled, well-qualified households with money and a mortgage to match. Seven in ten own their homes. Half hold a degree. The typical household earns well into five figures before tax. Sevenoaks is where a long career ends up buying a garden.

The 2021 census counted about 27,800 people in about 10,850 households, and it is the source for every population figure on this page. About 69% of households own their home, outright or with a mortgage, and about 19% rent privately, with social housing making up most of the rest. Renting is a stopgap here. The median resident is 42. Adults aged 25 to 44 make up about 23% of the population, and that is thinner than the price tags might suggest. Plenty of people raised children here and stayed in the family house after the children left. The spare bedrooms are part of the town's housing stock, whether anyone admits it or not.

Qualifications run high. About 53% of residents hold a degree-level qualification, about 11% have no formal qualifications, and full-time students account for about 1%. Sevenoaks isn't a student town and doesn't pretend to be. The students it has mostly go home at the end of the school day.

About 687 people live in communal settings such as care homes or boarding accommodation, rather than private households. That is small next to the town's population and doesn't change how the shares above should be read.

The people are one of Sevenoaks's real strengths: settled, well qualified and comfortably off, with families at the centre. Not much here is changing fast, and most residents like it that way.
