Who lives in Sandy, Bedfordshire?

For anyone buying or renting in Sandy, Bedfordshire.

Sandy is mostly homeowners in the busy middle of life, paying off a mortgage and getting the children to school. Two-thirds own their home. The typical resident is in their early forties. About one household in five is a couple with children. Students hardly show up at all, so the town is a place people work and raise families in.

At the 2021 census, which is the source for the population figures on this page, about 66% of Sandy's households owned their home. About 13% rented privately and about 19% rented from a council or housing association. Social renting is the bigger of the two rented groups here, so the rented side of town is mostly long-term tenancies and fewer of the short lets that come and go.

The median age in Sandy is 42, and about 25% of residents are aged 25 to 44. A quarter of the town is in the years of first mortgages, job moves and nursery fees, and the rest are either just ahead of them or have already been through them.

The Office for National Statistics models typical household income in Sandy at about £64,000 a year before tax for the financial year to March 2023, averaged across the town's three statistical areas. That is gross pay for a whole household, often from two jobs, before tax and petrol take their share in a town where most people drive to work.

Sandy has 12,218 residents in 5,050 households. Couples with children make up about 22% of households and lone parents about 10%. About 27% of households are one person living alone, and within that, about 12% of all households are a single pensioner. The town has enough families for a busy school gate and enough people living alone to keep the high street ticking over on weekday mornings.

About 26% of Sandy's residents hold a degree, about 17% have no formal qualifications and about 2% are full-time students. The town is spread across that range without leaning hard either way.

About 83% of Sandy's residents rated their own health as good or very good. Across Central Bedfordshire Council's area, deaths from preventable causes are better than the England average, and smoking, at about 10% of adults, is similar to England. Those two health figures cover the whole council area, set against England as a benchmark.

Sandy's population is middling in the true sense: mostly owners, mostly working age, mostly families or people on their own. It is an ordinary working town, and it gives an incoming buyer few surprises either way.
