Who lives in Portchester?

For anyone buying or renting in Portchester.

Owner-occupiers, mid-life, mostly. Median resident: fifty-one. Median household income: around £58,000. About eight in ten own their home. The deprivation profile sits in the top tier of the national scale. Stays-put country, in other words.

On tenure, Portchester is firmly in owner-occupier territory. About 83 per cent of households own their home outright or with a mortgage. Private renting runs at about 9 per cent of households. Social renting at about 7 per cent. The rest are minor slivers. What that mix produces in practice is a village where most decades go to the same people, removal vans are comparatively rare, and the neighbours tend to know your name within a year of moving in. Not because the village is unusually friendly. Because nobody else is moving for them to lose track of you.

On age, the village runs a mid-life skew. The median resident is fifty-one. The 25-to-44 working-age band, the demographic with the highest mobility and the youngest children, makes up about one in five residents. That is a noticeably mid-life-and-later age structure rather than a young-professional one. None of which means children don't live here, but the age profile is the age profile, and it shapes everything from the school-run traffic peaks to the operating hours of the local shops.

The median household income runs around £58,000 a year. That puts the typical household in comfortable middle-income territory, the kind where two earners pull a mid-life mortgage and the family car at the same time. Local deprivation scores reinforce the income picture: the average deprivation decile across the village's neighbourhoods sits in the top tier of the national scale, putting the area among the less deprived in England. The trend is improving as well, with the latest measure landing higher than the previous one. Income here is not yacht money. It is enough to service a £344,000 purchase with two earners pulling the load, enough to run two cars and a summer holiday, enough to be priced comfortably into the Fareham-borough commuter-belt life.

Household make-up follows the age profile. About three in ten households are single-person, and around one in five of all households are single pensioners. About one in six are couples with children. Lone-parent households make up under one in ten. The rest spread across older couples and multi-adult households without dependent children. Unemployment runs at around two per cent, which is low. Roughly four in five residents report good or very good general health, and around one in twenty-five report bad or very bad. The household statistics say the same thing the streets say: settled, mid-life, low-churn.

A five out of five on the rating panel for community and deprivation says what the demographics already said. The people who live in Portchester mostly own their homes, mostly stay for years, mostly earn middle-income wages, and mostly look at their fiftieth birthday in the rear-view mirror. It is not a village buyers outgrow. They grow into it.
