What do houses cost in Pitstone?

For anyone buying or renting in Pitstone.

A typical house in Pitstone sells for about £465,000. Detached homes cost well over half a million. Terraces are the cheapest way in, and even those cost more than most people's idea of a starter home. Prices are edging up, not jumping. It's Chilterns money for a village most people outside Buckinghamshire have to look up on a map.

The Land Registry recorded 40 sales in the year to May 2026, at a median of about £465,000. The 20 detached houses sold for a median of about £568,000, the nine semis for about £455,000 and the 11 terraces for about £360,000. On counts that small, a single unusual sale moves a median a long way, so check the Land Registry's price-paid record for your house type in your close before you settle on a figure in your head. With nine semis changing hands in a year, anyone hoping to compare a dozen will be waiting a while.

The house price index for the area put the average at about £486,000 in May 2026, up 2.8% on a year earlier. Flats rose 0.4% over the same twelve months, which is barely any change at all. That makes a steady market, and anyone talking it up as a boom is quoting the wrong number.

Band C is the most common council tax band, and just 6% of homes are in bands A or B. A Band D home pays about £2,527 a year, which is a handy figure to set against your current bill. In a village with this many large houses, the cheap bands are mostly theoretical.

Renting is priced across the county. Buckinghamshire's typical private rent was about £1,470 a month in April 2026, 5% up on a year before, and that figure is a mean from the Office for National Statistics index, not a tally of local adverts. By size, the county averages are about £1,030 for one bedroom, £1,310 for two, £1,600 for three and £2,360 for four or more. Room and studio rents aren't published at this level, so there is nothing to give for them.

The Office for National Statistics models gross household income, before tax, at about £72,000 for the financial year to March 2023, averaged across a wider area that includes the village. That is a healthy income, and a £465,000 house still stretches it. The people buying here tend to arrive with equity from a sale elsewhere, and the mortgage calculator does the rest of the persuading.

Of the sales that could be matched to an energy certificate's floor area, which covers 95% of them, the median price was about £4,960 per square metre, on a typical floor area of 96 square metres. That's a reasonably sized family house at a price that reflects the hills behind it more than the bricks in it.

At the 2021 Census about 40% of homes had three bedrooms and 35% had four or more. Two-bedroom homes made up 19%, and one-bedroom homes 6%. Families looking for a third bedroom have plenty of choice. A single buyer wanting a one-bed has a short list, and so does everyone else on it.

Value in Pitstone is middling. You pay a premium for the setting, and you get a sensible family house for it, not a bargain.
