What do houses cost in Petts Wood?

For anyone buying or renting in Petts Wood.

A typical home in Petts Wood sells for about £450,000, but most buyers here are after something pricier. Semis go for over half a million. Flats are the cheap way in. Prices have hardly moved in a year. The median is mostly what you pay for a house you weren't looking for.

The Land Registry recorded 390 sales in the year to late May 2026, with a median price of £450,000. Property type makes a big difference. The 47 flats sold went for a median of about £265,000, the 96 terraces about £400,000, the 201 semis about £510,000 and the 46 detached houses about £850,000. The semi is the house most buyers here come for, and it costs noticeably more than the headline number suggests.

The official house price index for the area moved 0.2% in the year to May 2026, a change too small to mean much. Flats were the exception, down 1.8% over the same period. The flats are the only part of the market that moved, and they moved in the direction their sellers least wanted.

Band D is the most common council-tax band, and in Bromley it costs about £2,140 a year. Only about 8% of homes are in bands A or B. The cheap bands are scarce here for the same reason the cheap houses are.

A median house at £450,000 is a stretch on one salary and manageable on two decent ones. The 2021 census gives the bedroom mix as about 44% three-bedroom homes, 28% two-bedroom, 19% four or more and 9% one-bedroom. Three bedrooms is what Petts Wood was built for. A one-bed buyer has the smallest choice in the area.

On price, Petts Wood is middling and a little on the costly side. Expect to pay what this end of Bromley charges, plus extra for the semi that most buyers want.
