Who lives in Penzance?

For anyone buying or renting in Penzance.

Mostly people who work here, on incomes that would surprise anyone who priced the houses first. The typical resident is fifty. More than four in ten households are a single person living alone. About half own, and the rest split fairly evenly between private landlords and social housing. This is a town with a population, not a resort with an occupancy rate.

On tenure, around 52 percent of households own their home and about 25 percent rent privately, with roughly 23 percent in social housing. That social share is high for a coastal town and it is one of the reasons Penzance still functions in February: a meaningful part of the housing stock is not available to be flipped into a holiday let.

Age skews older than the national picture without tipping into pure retirement. The median age is 50, and only about 20 percent of residents are aged 25 to 44. The people who form households, have young children and fill school gates are a smaller slice here than in most towns of this size, which shows up in everything from the pubs to the bus timetable.

Income is the number that reframes the housing conversation. Modelled household income for the area ran at about £38,900 gross, before tax, for the financial year to March 2023, and that is the year it describes rather than today. Set that against local house prices and you understand why so many people here rent, and why the ones who bought twenty years ago are not going anywhere.

Household shapes are small. Around 13 percent of households are lone parents, which is a fair share of the family housing in the town, and families with children are outnumbered several times over by people living on their own.

The full census picture from 2021, which is the source for every population figure on this page, shows about 43 percent of households as single people, of whom roughly 21 percent of all households are pensioners living alone. Those two are not separate groups to be added together; the second sits inside the first. Couples with dependent children account for about 11 percent. A town built of two-bedroom terraces holds a lot of one-person lives, and that is the single fact most visitors never register.

On qualifications, about 30 percent of residents hold a degree-level qualification and roughly 17 percent hold none at all, with full-time students at about 1 percent. The spread runs the full length of the scale rather than clustering at one end, which is increasingly unusual in a place people also come to on holiday.

Health looks better locally than the wider council figures might lead you to expect. About 74 percent of residents report good or very good health, and roughly 9 percent report bad or very bad. At Cornwall level, smoking prevalence and preventable mortality both sit similar to England, which is a local-authority benchmark covering the whole county rather than a reading of this town.

Almost everyone counted here lives in a private household. Only 135 residents live in communal establishments such as care homes or halls, so the shares above describe the town as it actually is rather than an institutional population skewing the figures.

The demographic and deprivation picture is the least flattering part of this page, and it is not a statistical accident. Penzance carries real economic weight on modest incomes, and the people who move here happiest are the ones who arrive understanding they are joining a working town rather than buying into a view.
