What do houses cost in Penzance?

For anyone buying or renting in Penzance.

Around £262,500 buys the typical house in Penzance, which for a town sitting on Mount's Bay is the sort of figure that makes people read the listing twice. Terraces do most of the trading. Flats change hands at well under the town median. Detached houses are the rarity rather than the standard. The sea is free here, and the price tag has not caught up with that yet.

The Land Registry's last twelve months, running to May 2026, recorded 146 sales with a median of about £262,500. Terraced houses accounted for 73 of those and came in around £255,000, which makes the terrace the default Penzance purchase and the number most buyers are actually negotiating around. Flats made up 33 sales at roughly £165,000. Semi-detached houses and detached houses recorded 20 sales each, at about £304,000 and £385,000, so the detached end of the market is thin enough that one unusual sale moves the shape of it.

The published house price index for the area put the average at about £279,700 as of May 2026, up roughly 4 percent over the twelve months and up about 11 percent over five years. Flats went the other way over the same year, down 0.4 percent, which is small enough to be called flat in both senses. Treat these as what the index recorded rather than as a forecast of what happens next.

Council tax is where the coast stops charging a premium. Band B is the most common band in the town and around 69 percent of dwellings sit in band A or B. For comparison against your own bill, band D runs to about £2,590 a year.

Renting is measured more coarsely. The typical private rent across the Cornwall area is about £1,000 a month as of April 2026, and that is a mean from the Office for National Statistics rent index covering the whole county rather than a reading of Penzance itself. By size, the same county figures run to roughly £690 a month for one bedroom, £880 for two, £1,080 for three and £1,510 for four or more. Studio and room rents are not published at this grain, so anyone quoting you one is guessing.

Against local earnings, the arithmetic is honest rather than comfortable. Modelled household income for the area was about £38,900 gross, before tax, for the financial year to March 2023, which is the most recent year that figure describes. A £262,500 house against that income is a genuine stretch and will want two earners or a decent deposit. What it is not is the closed door that most of the English coastline has become.

Measured by floor space, sales worked out at about £3,100 per square metre across the roughly 70 percent of transactions that could be matched to an energy certificate's floor area. The typical home behind those sales measured about 80 square metres, which in Penzance usually means a granite terrace with the rooms stacked rather than spread.

The bedroom mix from the 2021 census explains what you will actually be viewing. About 37 percent of households have two bedrooms and 32 percent have three, with 19 percent at one bedroom and 12 percent at four or more. Two and three bedroom terraces are the market. Anyone hunting a large family house is competing for a small slice of the stock and will pay for the privilege.

Cost is the strongest card this town holds. You get a proper harbour town, a main-line station and the bay for the price of a modest semi in a commuter belt nobody writes songs about.
