What do houses cost in Orpington?

For anyone buying or renting in Orpington.

A typical Orpington home sells for about £570,000, which is the price of a three-bed semi with a garden and a lender who asks a lot of questions. Flats are the cheap way in. Terraces come next. Detached houses are a separate budget altogether. Prices have barely moved in a year, which feels like stability if you are buying and like a stalemate if you are selling.

The Land Registry recorded 477 sales in Orpington in the year to May 2026, at a median of £570,000. Semis were the most common sale, 183 of them at a median of about £585,000. The 126 detached houses went for around £825,000, the 102 terraces for about £468,000 and the 66 flats for roughly £274,000. Flats are the cheap seats, and there are only 66 of them in a whole year.

The UK House Price Index has the area's average price up 0.2% over the twelve months to May 2026, a change too small to call a trend in either direction. Flats did worse, slipping by about 2%. Anyone selling a flat here this year has been negotiating against the same handful of buyers.

Of the sales the Land Registry recorded in the year to May 2026, 86% could be matched to an energy certificate's floor area, and across those the median price was about £5,900 per square metre. The typical home behind that figure measured 98 square metres. The 2021 Census shows a town built for families who need space. Three bedrooms is the most common size, at 42% of households, and 35% have four or more. Two-beds make up 17% and one-beds just 6%. A buyer after a small first home in Orpington is shopping in the narrowest aisle of the shop.

On price, Orpington is middling: dear enough to need a serious income or serious equity, but the money mostly buys three or four bedrooms and a garden.
