What do houses cost in Olympic Park?

For anyone buying or renting in Olympic Park.

A typical home in Olympic Park sells for about £642,000, and it is almost always a flat. Houses barely come up, and when they do they cost seven figures. Prices across the wider area slipped a little over the year. Most of the neighbours rent. These are full London prices for a postcode that was a building site within living memory.

In the Land Registry's twelve months to April 2026, 46 homes sold for a median of about £642,000. Flats made up 43 of those sales and came in at around £635,000. The other three were terraced houses, with a median of about £1,300,000. Three sales cannot set a price, so one more or one fewer would move the house median further than any change in the market. Here, buying a house is mostly a matter of waiting for one to come up.

The official house price index for the area put the average price at about £405,000 in May 2026, down 1.4% on a year earlier. Flats in the same index fell 3.2%. Neither is a crash. The flat figure matters more here, though, because flats are nearly everything Olympic Park sells.

Most homes are in council tax band D, and only about 9% are in bands A or B. A band D bill in Newham comes to about £1,944 a year. It is one of the few numbers in Olympic Park that looks like it belongs somewhere cheaper.

Renting in Newham cost about £1,920 a month on average in April 2026. That is the borough-wide mean from the national statistics office's rent index, and it includes plenty of streets that are a long way from the stadium. By bedrooms, the borough averages were about £1,620 for a one-bed, £1,980 for a two-bed, £2,190 for a three-bed and £2,660 for four or more. The index publishes no figure for studios or rooms.

Gross household income here, before tax, averaged about £64,000 in the financial year to March 2023, on the national statistics office's modelled figures. That is a healthy income that still leaves a typical sale a stretch. The flats on sale here usually need either two good salaries or a large deposit from somewhere else.

The median price per square metre was about £8,000, behind a typical floor area of about 135 square metres. That figure comes from only the sales that could be matched to an energy certificate's floor area, which was about 11% of the year's sales. A sample that small leans towards whatever happened to be measured, and a 135-square-metre home is roomier than most of what changes hands here. Almost every home here is leasehold, so the length of the lease and the service charge should be on paper before the price is agreed. A per-square-metre figure says nothing about either.

At the 2021 census about 21% of households here had one bedroom, 47% had two, 26% had three and 6% had four or more. The two-bedroom flat is the standard home, and the agents' description of a two-bed as a "rare opportunity" is harder to believe here than almost anywhere.

Olympic Park is expensive for what people here earn and offers buyers little choice beyond flats, which makes it a poor place for anyone hoping to buy cheaply. Anyone who wants a house has to pay a great deal and then wait for one to come up.
