What do houses cost in North Petherton?

For anyone buying or renting in North Petherton.

Around £290,000 buys you the typical house here. Detached, semi-detached and terraced all sit closer together than you would expect. Forty homes changed hands in a year. The market is small enough that a single unusual sale moves the picture. What you are buying is space and a garden, not a postcode with opinions about itself.

The Land Registry's figures for the year to May 2026 put the typical sale at about £290,000 across 40 recorded sales. Detached homes came in at roughly £346,000 over 14 sales, semi-detached at about £276,000 over 16, and terraced at around £220,000 over 9. That is a narrow spread for a place with this much detached stock. In towns where the address does the pricing, the gap between a terrace and a detached house is a chasm. Here it is a step.

On direction, the published house-price index for the area recorded a change of about 3% over the twelve months to May 2026, with the index average sitting at roughly £281,000. Over five years the published change is about 15%. Flats went the other way over the year, down by roughly 1%, though flats are a small corner of this market and a handful of sales can push that figure either way.

Council tax lands most commonly in band C, and about 35% of dwellings sit in bands A or B, which is the cheap end doing real work. The band D annual bill for the area is roughly £2,560, which is the figure most people can hold against their own without a calculator.

Renting is a different conversation, and the numbers available are wider than the town. Typical private rent across the Somerset area was about £990 a month as of April 2026, drawn as a mean from the national rent index rather than a median of listings. By size, one-bedroom homes averaged roughly £670 a month, two-bedroom about £890, three-bedroom around £1,100 and four or more about £1,580. Treat those as the regional temperature, not a quote for a specific three-bed off the main road.

On affordability, modelled household income for the area in the financial year to March 2023 came in at roughly £57,000 gross, before any tax has taken its cut. Set against a typical sale near £290,000, that is a stretch rather than a wall, which is the honest position for most of the West Country and something a good many buyers here manage on two incomes and a long look at the spreadsheet. It is also a figure describing 2023, not this morning.

Price per square metre runs at about £3,330 across the sales that could be matched to an energy certificate's recorded floor area, which is roughly 90% of them. The typical matched home measured about 86 square metres. That is a sensible size for a family house and it is the reason the type-by-type prices sit so close together: you are largely paying for floor area, and the floor areas do not vary wildly.

The bedroom mix from the 2021 census explains the rest. About 45% of households have three bedrooms, roughly 25% have four or more, around 21% have two and about 9% have one. This is a three-bed town with a four-bed ambition, which is exactly what happens when a place gets built out in estates for people who wanted a spare room and a garage.

Prices here are reasonable without being a bargain, and the value comes from the size of what you get rather than any discount on the going rate. If you are pricing space per pound, North Petherton does better than it looks. If you are hunting for something dramatically cheap, keep driving.
