Who lives in Norbiton?

For anyone buying or renting in Norbiton.

Mostly graduates in their late thirties, and quite often their children. Six in ten have a degree. Six in ten own their home. The typical resident is nearly forty. Families with children and people living alone come out almost level, which suits a place where most homes are flats.

At the 2021 census, which is the source for every population figure here, about 59% of Norbiton's households owned their home and about 30% rented privately, with about 10% in social housing. A private-rented share that size means a good part of the area turns over every few years, while the owners stay put.

The typical resident is 39, and about 28% of people are between 25 and 44. Those are the years for mortgage applications and school admissions, and here many people are dealing with both.

The Office for National Statistics models typical household income at about £99,500 before tax for the year to March 2023, averaged across the area's 8 middle-sized census areas. A household estimate, before tax, averaged across eight neighbourhoods and three years old is a long way from anyone's payslip, but the direction is clear enough.

About 27% of households are couples with children and about 26% are one person living alone, so a single person and a family with a pushchair are about equally likely to be the neighbour. About 11% of households are a pensioner living alone, which is part of the single-person figure. About 10% are lone parents.

About 61% of residents hold a degree, about 9% have no formal qualifications, and about 3% are full-time students. That makes Norbiton a place for people whose education is already behind them. Students are a small part of the population here.

About 89% of residents describe their health as good or very good. Across Kingston upon Thames as a whole, deaths from preventable causes are better than the England average, and the borough's smoking rate of about 8% is similar to England's. Those are borough figures compared against England, not measurements taken on Norbiton's streets.

About 702 people live in communal settings such as care homes, out of a population of about 37,900, too few to change how the other figures should be read.

Norbiton's population is one of its strengths. It is educated, mostly in work, in good health and settled enough that people stay for the school years.
