Nazeing is a village of homeowners in their late forties and up, with not many young adults and a sizeable minority on their own. Roughly three in four own their home. The typical resident is nearer fifty than forty. Families with children at home are outnumbered by people living alone. It is a place people settle into after the busy years, and most of them have the deeds to show for it.
The census counted 1,038 residents in 400 households in Nazeing. About 77% of households own their home, about 15% rent privately and about 7% rent from a council or housing association. Renting here is a minority arrangement, and with so few rental homes, a tenant who wants to move in will find a short list.
The median age is 48, and only about 23% of residents are in the 25 to 44 bracket, the years when most people are building careers and having children. The young adults mostly appear to have moved to the towns with the stations, and the ones who come back tend to arrive with a family and a deposit.
The Office for National Statistics models gross household income, before tax, at about £61,300 for the wider area around the village in the financial year to March 2023. It is a modelled average for a larger neighbourhood than the parish, and three years old, so it describes the area's earnings in broad strokes and says nothing about any particular house on the lane.
Every population figure on this page comes from the 2021 census. About 21% of households are one person living alone, and about 12% are pensioners living alone, who are part of that same group. Couples with dependent children make up about 16% of households and lone parents about 8%. The rest are mostly couples whose children have grown up and moved out, living in houses that were bought with those children in mind.
About 25% of residents hold a degree-level qualification, and about 25% have no formal qualifications at all, so the two groups are the same size. Full-time students make up about 1% of the population. With no college nearby and barely any flats, the village has nothing to bring students in, and the age profile shows it.
Nazeing is an ordinary mix of people for this part of Essex, older and more settled than average but neither rich nor struggling. It is the kind of village people move to once they have a fair idea of how the rest of their life is going to go.
