The area around Manor Park is far greener than such a crowded district has any right to be. Public green space is a short walk from almost every front door. Wanstead Flats and Wanstead Park are on the northern edge. Water is close by too. With terraces packed this tightly, the open land over the back fence does much of the work a large garden would.
The average home in Manor Park is about 135 metres from public green space, and there are around 26 green spaces within a kilometre. The biggest are at the edges. Wanstead Flats and the Wanstead Park conservation area are to the north, the City of London Cemetery is on the north-eastern side, and West Ham Park and Valentines Park are within reach in either direction. Few inner-London districts have this much open land close by, and Manor Park, with its crowded streets, makes good use of it.
Water is about 585 metres away on average, with around 29 ponds, lakes and watercourses within a kilometre. The Alders Brook, a minor river, marks part of the boundary between Newham and Redbridge and gives the Aldersbrook estate its name. The estate took its name from a medieval manor, and the manor took its name from the brook.
Cyclists have further to go to reach the National Cycle Network. The nearest route is about 3.2 kilometres away on average, and no postcode in the area is close to one. There is no ancient woodland in the area either.
The district's facilities are mostly shops. The Valuation Office's rating list has 816 rateable premises in the area, of which 457 are listed as shops and 73 as offices. The list records premises, which is not the same as businesses trading today. In the rated-outlet figures there are 459 shops, 5 pubs and 8 restaurants. High Street North used to be called White Post Lane, after a post at its junction with Romford Road. The post appears to have stood where the Earl of Essex pub was later built, so one of the area's few pubs stands on its oldest landmark.
Of the 224 food premises with a hygiene rating, about 35% have the top score of five and about 22% are at the low end. With that spread, it pays to look up any takeaway's rating before you order.
Air quality is measured across the whole of Newham, where fine-particle pollution averaged about 9.6 micrograms per cubic metre in 2024. That is one figure for the whole borough. Homes near Romford Road and those next to Wanstead Flats will breathe different air.
Manor Park was farmland and market garden until the 1870s. The Gurney family sold the land, the Corbett family built estates on it, and Manor Farm made way for terraces before the century was out. The open land that survived at the edges is the reason the area feels the way it does.
Private gardens are modest. Across the area there are about 23,500 square metres of private garden for every 1,000 residents, mostly in small back plots behind terraced houses. With so many houses split into flats, ask whether the garden belongs to the ground-floor flat, is shared, or has been sold separately. A typical buyer gets a short strip of lawn, and the public parks make up for its size.
There is no protected landscape designation in or over the area: no area of outstanding natural beauty, no site of special scientific interest and no ancient woodland. Manor Park is an urban district, so that is expected.
The surroundings are one of Manor Park's real strengths. Parks, water and big open spaces are close to almost every front door.
