What do houses cost in Lingfield, Surrey?

For anyone buying or renting in Lingfield, Surrey.

About £440,000, and that is the polite end of the conversation. Terraces start near £400,000. Detached houses head for three-quarters of a million. Prices slipped over the past year, which softens the blow without changing the bruise. Village address, commuter-belt invoice.

The Land Registry recorded 42 sales in Lingfield in the year to May 2026, at a typical price of about £439,000. By type, 11 terraced houses went for a median of about £390,000, 15 semis for about £425,000 and 14 detached houses for about £730,000. Forty-two sales is a thin year's trading, so one lavish detached house with a paddock can tug the headline around. The pattern holds, though: terraces and semis sit close together, and detached houses live in another postcode of the mind.

The official house price index for the area puts the average down about 5% over the twelve months to May 2026, and flats down about 7%. Over five years the index is up about 3%. That is a market catching its breath rather than falling off a cliff, and anyone telling a seller otherwise is selling something too.

Band D is the most common council-tax band here, and only about 11% of homes fall into the cheapest bands, A and B. A Band D bill runs to about £2,595 a year, which is the number to hold up against your current one before the estate agent mentions the lovely church.

Renting across the Tandridge area costs about £1,610 a month as of April 2026. That is the typical private rent for the whole district, a mean from the Office for National Statistics' rent index rather than a Lingfield-only figure or a median of adverts, and it rose 3% on a year earlier. By size, a one-bed averages about £1,140 a month, a two-bed about £1,440, a three-bed about £1,800 and a four-bed or larger about £2,780. Studio and room rents are not published for the area, so any figure you see quoted for one came from someone's imagination.

Modelled gross household income, before tax, averaged about £65,700 in Lingfield in the financial year to March 2023. Set against a typical sale price of about £439,000, that makes buying here a stretch for a single local income and a reach even for two. The money buying in tends to arrive already made somewhere else.

Of the sales that could be matched to an energy certificate's floor area, about 86% of them, the median price was about £5,060 per square metre, with the typical home behind that figure measuring about 100 square metres. That is family-house space at a price that assumes the family is doing well.

At the 2021 Census, about 10% of Lingfield households lived in one-bed homes, 25% in two-beds, 36% in three-beds and 30% in four or more bedrooms. Three-bed houses are the backbone of the market. Anyone hunting for a starter flat will find the shelf short and the queue longer than the shelf.

Houses in Lingfield cost more than the village feel suggests, and the past year's dip has not turned them into value. Come with a Surrey budget or come to look at the church.
