Who lives in Leytonstone?

For anyone buying or renting in Leytonstone.

Leytonstone is mostly people in their thirties, split almost evenly between those who own and those who rent. The typical resident is in their late thirties. About half the households rent. About half the adults have a degree. People living alone outnumber couples raising children, and the housing explains why.

At the 2021 census, which is the source for every population figure here, about 49% of Leytonstone's households owned their home and about 32% rented privately, with another 18% in social housing. Owners are just short of half, and the private landlords' tenants are the next biggest group. On most streets, the house with a new front door and the one with four bins outside are next door to each other.

The typical resident is 37, and about 38% of people are aged between 25 and 44. Those are the years people commute, pair up, have children and start to wonder about a second bedroom. Leytonstone's population is mostly people somewhere in that stretch.

The Office for National Statistics models typical household income in Leytonstone at about £75,000 before tax for the financial year to March 2023. That is a gross figure for the whole household, often two earners, and a few years old now. It is enough for a comfortable life here, though it goes much further on a flat than on a terrace.

Households come in several shapes. About 29% are one person living alone, and about 10% of all households are a pensioner living alone, a smaller group within that first share. Couples with dependent children make up about 19%, and lone parents about 12%. Two bedrooms is the most common size of home in Leytonstone, and that tends to bring in couples and single people more readily than families of four.

About 49% of adults hold a degree, about 15% have no formal qualifications, and about 3% are full-time students. The graduates and the residents with no qualifications live in the same neighbourhood and often on the same street. Those figures show who lives here and what their school leavers' certificates say, nothing more.

About 86% of Leytonstone residents described their health as good or very good at the census. Across the borough of Waltham Forest, deaths from preventable causes run at a rate better than the England average, and smoking is about level with England. Those are borough-wide measures set against the national benchmark, and they describe Waltham Forest as a whole more than these particular streets.

Leytonstone is a middling mix of people: mostly young adults, about half of whom own, with average health and a household income that buys a flat comfortably and a house only with some strain.
