What do houses cost in Lewes?

For anyone buying or renting in Lewes.

Lewes prices keep the riff-raff out. The median sale runs to just under half a million. Detached houses cross £730,000. Even a one-bed flat starts at £240,000. The price tag does the gatekeeping the planning regime would rather not put in writing.

The median sale across Lewes in the last twelve months sat at £468,500, spread over 404 transactions, which is a respectable turnover for a town this size and points to a market that is moving rather than frozen. Terraces dominated the volume at about 140 sales with a median around £432,500, which is what most first-time buyers in town are realistically looking at. Semis came in at 103 sales with a median around £477,500. About 101 detached houses changed hands at a median of £730,000, with the upper end stretching considerably further for anything with a paddock or a view of the Downs. Flats made up the remaining sixty sales at a median of £240,000, and a flat in Lewes at £240,000 looks different from a flat at £240,000 in most other places in England.

Council tax tells a similar story. The modal band is C, which is one notch above the cheapest end of the spectrum and roughly where the Victorian terraces sit. Fewer than one in five homes fall into bands A or B combined, so the cheap-rate council tax option is a minority sport. Most households here are paying the middle of the bill, and the larger Victorian, Georgian and listed houses are paying the higher end, often a lot of the higher end.
