What do houses cost in Leighton Buzzard?

For anyone buying or renting in Leighton Buzzard.

A typical home in Leighton Buzzard sells for about £336,000. A flat costs a lot less than that, and a detached house costs half as much again. Three-bedroom homes outnumber everything else. Prices have barely moved in a year. It is a commuter town on the main line to London, and it still costs like a Bedfordshire market town.

In the year to May 2026 the Land Registry recorded 641 sales here, at a median of about £336,000. Type moves that figure a long way. The 126 flats went for a median of about £190,000, the 199 terraces £311,000, the 200 semis £365,500 and the 116 detached houses £498,000. Semis and terraces made up most of the trade. The median is the price of the semi-or-terrace buyer, and the detached end of town is a separate market.

The official house price index for the area put the average at about £354,000 in May 2026, up 1.8% on a year earlier. Flats went the other way, down 1.4% over the same twelve months. Neither change is large enough to call a boom or a slide. Over five years the index is up about 17%. Anyone waiting for Leighton Buzzard to get cheap is waiting on a market that hasn't done much of anything lately.

Band C is the most common council tax band on Central Bedfordshire's list, and 28% of homes sit in Bands A or B. A Band D bill there runs to about £2,520 a year, the easiest figure to hold against whatever you pay now.

Central Bedfordshire, taken as a whole, puts typical private rent at about £1,240 a month as of April 2026. That figure is a mean from the Office for National Statistics rent index, and it covers Dunstable and a long list of villages as well as this town. By size, a one-bedroom home averages about £860 a month across the council area, two bedrooms about £1,090, three about £1,365 and four or more about £2,030. Renting a three-bedroom house and buying a three-bedroom house are two different budgets for the same street.

The Office for National Statistics models gross household income here, before tax, at about £67,500 a year in the financial year to March 2023. That is the whole household's pay before deductions, and it is three years old. A terrace or a semi is within reach for a couple both earning, with a deposit behind them. On one salary the flats are the realistic entry point, and flats are the one type whose index fell last year.

Of the sales that could be matched to an energy certificate, 88% of the year's total, the median price was about £4,160 per square metre, on a typical floor area of 82 square metres. The certificate is also the quickest way to check whether an asking price is being stretched over more house than there is, since it carries the measured floor area for that address and anyone can look it up.

At the 2021 Census, 41% of households lived in three-bedroom homes, 27% in two bedrooms, 24% in four or more and 8% in one. Three bedrooms on about 82 square metres is the Leighton Buzzard standard issue. The town was built for families who need a third bedroom and a garden. It has fewer homes for people who want a small flat near the station.

For a town with non-stop trains to Euston, Leighton Buzzard's prices count in its favour. They aren't cheap, but they are fair, and for a family buying a semi they are one of the better reasons to look here.
