That is the ordinary reality of buying near the coast in the south of England, not some Lancing peculiarity. The flat market near £200,000 is where the ladder actually starts for anyone who cannot reach the house prices, and it is doing a lot of quiet work holding the bottom of the market open.

For what you get, which is a house within walking reach of the coast in a settled, unshowy market, the prices are fair rather than frightening. Lancing is not a bargain and it is not a rip-off. It is priced exactly like somewhere that knows it is a perfectly decent place to live and sees no reason to knock money off for the privilege.
