A typical home in Ladbroke Grove sells for about £750,000, and the typical home here is a flat. Flats go for about £570,000. A terraced house costs close to a million. Prices across the index area are down about a tenth on a year ago. Cheap it isn't, though it is cheaper than it was.
Over the Land Registry's twelve months to early May 2026, 127 homes sold at a median of £750,000. The 79 flats sold for a median of £570,000, and the 45 terraced houses for £999,999. Flats and terraces make up almost every sale. Hardly any semis or detached houses are left to sell. With only 45 terraced sales in the year, a handful of houses on the stucco streets can drag that figure a long way in either direction.
The house price index for the area was about 11% lower in May 2026 than a year earlier, and flats alone fell by the same amount. Those are published changes for the whole index area, and they say nothing about next year. A fall of a tenth from this height still leaves a long way down to anything you would call a bargain.
Band D is the most common council tax band, and only about 17% of homes are in bands A and B. Kensington and Chelsea's band D bill is about £1,670 a year. Next to the sale prices, council tax is the one cost here that looks like it came from a cheaper part of London.
Renting is no escape. Private rents in Kensington and Chelsea average about £3,600 a month, an Office for National Statistics index mean for the borough as of April 2026. Across the borough, a one-bedroom home averages about £2,570 a month, a two-bedroom about £3,340, a three-bedroom about £3,970 and four bedrooms or more about £5,510. These are borough-wide means from the index, and there is no reliable figure for studios or single rooms.
The Office for National Statistics models average gross household income here, before tax, at about £62,000 for the financial year to March 2023. Set against a median sale price of £750,000, buying here is a stretch for a household on the local average, even with two earners and a large deposit. Most of the people who live here rent, and on those numbers that is no great mystery.
Among the sales that could be matched to an energy certificate's floor area, about 51% of the year's total, the median price was about £10,200 a square metre, on a typical floor area of 88 square metres. A floor area that size is a good two-bedroom flat, or a small house that has learned to stack its rooms. One check matters more here than most: find out who owns the freehold. Land Registry records show 2,134 titles in the district held by companies, 113 of them by companies registered overseas, most often in the British Virgin Islands.
At the 2021 census, about 32% of homes had one bedroom, 36% two, 22% three and 9% four or more. For a third bedroom you are competing with a lot of other buyers. For a fourth, very few homes exist to compete for.
Ladbroke Grove is expensive to buy in for anyone on a local income, and a year of falling prices has made it a little less expensive without making it affordable.
