Who lives in Kingston Bagpuize?

For anyone buying or renting in Kingston Bagpuize.

Kingston Bagpuize is mostly home-owning families in their working years, with a solid layer of older residents living alone. Seven in ten households own. The typical resident is about forty. Nearly half the adults hold a degree. Students barely register.

The 2021 Census counted 4,209 people in 1,699 households, and about 71% of those households own their home. Private renting accounts for about 11% and social renting for about 14%, so a household here is more likely to have a housing association or the council as landlord than a private one. In the private market there is very little to choose from at any given time.

The median age is about 40, and about 28% of residents are aged 25 to 44. That is a village in the middle of its working life, neither a retirement colony nor a starter-home estate. The 25-to-44 group is the one buying the bedrooms, and it shows in who is around at the weekend.

The Office for National Statistics modelled median household income at about £80,000 before tax for the financial year to March 2023, averaged across the surrounding area. That is a gross figure for the whole area, three years old, and the take-home version is smaller. It describes households that can carry a mortgage on a family house, often with two earners doing it.

About 9% of households are lone parents with children. Most children here grow up with two adults in the house, but a sizeable minority do not.

About 26% of households are couples with dependent children and about 21% are one person living alone. About 10% are single pensioners, who are counted inside that 21%, so roughly half of the people living alone here are over pension age. The village has two populations living side by side: families with the school run and older residents who stayed after the children left. Many of the four-bedroom houses are still full, and some have one occupant and a lot of spare rooms.

About 44% of residents aged 16 and over hold a degree-level qualification, about 10% have no qualifications, and about 2% are full-time students. With the university towns this close, students mostly live elsewhere, and the ones who stay here are teenagers still living at home. When the old parish was merged with Draycott Moor in 1971 to create Kingston Bagpuize with Southmoor, it set the shape for the commuter village these households now fill.

Kingston Bagpuize has a stable, well-qualified and comfortably off population, which is one of the village's strengths. The mix leans towards families and long-term owners, and there is not much room for anyone renting or just starting out.
