What do houses cost in Kingston Bagpuize?

For anyone buying or renting in Kingston Bagpuize.

A house in Kingston Bagpuize typically sells for about £447,500, and most of what changes hands is detached. Flats barely register. Cheap council-tax bands are close to extinct. The village mostly sells families the next size up, and charges them for the upgrade.

The Land Registry recorded 44 sales in the year to mid-May 2026, at a median of £447,500. Detached houses made up 26 of those sales at a median of about £535,000. The 10 semis went for around £374,500, and the six flats for about £182,500. With barely half a dozen flats sold all year, the flat market here amounts to six front doors and a lot of waiting.

Prices across the house price index area rose 3.6% in the twelve months to May 2026, putting the average at about £408,000. Flats in the same index edged up 0.6% over the same year, which is barely a movement at all. Those are published changes for the wider index area, a record of the year just gone. Nothing in them says what next year will do.

Band D is the most common council-tax band in Kingston Bagpuize, and only about 5% of homes are in bands A or B. A band D home pays about £2,577 a year. In most places band D is the reference point that nobody quite lives in. Here it is the bill a typical household actually opens.

Renting costs about £1,330 a month, the typical private rent across the Vale of White Horse in April 2026, up 1% on the year. By size, the same council-wide figures come to about £970 a month for one bedroom, £1,210 for two, £1,480 for three and £2,200 for four or more. These are mean rents from the Office for National Statistics index for the whole district. They are not a median of what is advertised in the village. No figure exists for studios or single rooms, which is fair enough in a place with this few flats.

The Office for National Statistics modelled median household income across the area at about £80,000 before tax for the financial year to March 2023. That puts the semis within reach of a two-earner household on that sort of income and leaves the detached houses as a stretch. The figure is gross and three years old. It flatters a mortgage application more than a monthly budget.

Of the sales that could be matched to an energy certificate, 34 sales and about 77% of the total, the median price came to about £4,265 per square metre on a typical floor area of 102 square metres. The other sales in the year aren't in that figure. The house's own energy certificate gives its floor area, and setting that next to the 102-square-metre typical tells a buyer quickly whether the asking price is paying for space or for postcode.

The 2021 Census counts about 40% of homes with four or more bedrooms, 35% with three, 21% with two and 3% with one. Combined with the floor-area figure, that describes a village of proper family houses and very little to start on. A first-time buyer looking for a one-bed has a choice of about three homes in every hundred, and the people who already own one are rarely in a hurry to sell.

Kingston Bagpuize is middling on cost. A family house is affordable for a family already earning, and the bottom rung of the ladder is close to missing.
