What do houses cost in Kingsteignton?

For anyone buying or renting in Kingsteignton.

The middle of Kingsteignton costs about £277,500. Detached runs closer to £375,000. A terrace lands nearer £216,500. A flat, on the rare occasion one comes up, sits around £164,000. Nobody here is paying an estuary premium, and the price list is entirely unbothered about that.

The Land Registry recorded 116 sales in the year to May 2026, with the median landing at £277,500. Broken out by type, 45 detached sales came in at a median of £375,000, 36 semis at £277,500, 28 terraces at £216,500 and seven flats at £164,000. The semi does not sit near the middle of this market. The semi is the middle of this market, which tells you what kind of town has been built here and who it was built for.

The published house price index for the area put the average at about £302,200 as of May 2026, down about 1% across the preceding twelve months. Flats moved further, down about 5% over the same year, off a much smaller base of sales. Over five years the same index is up about 18%. A 1% slip is a soft year rather than a story, and anyone reading it as either a warning or an opportunity is doing the reading rather than the numbers.

Council tax mostly settles in band C, and about 32% of dwellings sit in bands A or B, the two cheapest. The band D bill, which is the one most people can hold against their own, runs to about £2,640 a year. There is not a single band H dwelling in the whole town, which is the sort of detail that saves you a conversation about what kind of place this is.

Renting has to be quoted across the wider Teignbridge area rather than the town itself. Typical private rent there is about £950 a month as of April 2026, up about 4% over the year, and that figure is a mean drawn from the Office for National Statistics rent index rather than a median of what is currently advertised. Across the same area, a one-bed averages about £645 a month, a two-bed about £855, a three-bed about £1,070 and four bedrooms or more about £1,540.

Household income across the area was modelled at about £55,800 gross, before tax, for the financial year to March 2023, so it describes that year rather than this one. Set that against a median sale price of £277,500 and the maths is demanding without being absurd: it is a mortgage two working people can hold, rather than a number that requires help from a dead relative.

For the sales that can actually be measured, meaning the 89% that match to an energy certificate with a floor area on it, the median works out at about £3,800 per square metre, on a typical floor area of 69 square metres. That is a real house with real rooms rather than a cleverly described corridor, which is not something every market on the south coast can claim at that rate.

The bedroom mix from the 2021 census explains why viewings feel repetitive. About 40% of homes have three bedrooms and about 30% have two, with roughly 23% at four or more and only about 7% at one. Downsizing to a one-bed here means competing for a sliver of the stock. Everyone else is queuing for the same three-bed as everyone else.

Whatever else Kingsteignton has to answer for, the price list is not on the charge sheet. Cost is the strongest thing the town has going, and it is strong enough that the rest of this page has to work considerably harder than the numbers above.
