Who lives in Kelvedon Hatch?

For anyone buying or renting in Kelvedon Hatch.

Kelvedon Hatch is lived in mostly by settled homeowners in their forties and fifties who bought a family house and stayed. Eight in ten households own their home. The typical resident is in their late forties. Students hardly figure. Renters are a small minority, and a fair share of those are in social housing.

According to the 2021 census, which is the source for every population figure here, the village had 2,493 residents in 979 households. About 82% of households own their home. Private renting accounts for about 9%, and social renting for the same again. With that few private lets, anyone hoping to rent here first will be waiting for one of a handful of listings and checking the property sites a lot.

The median age is 47, and people aged 25 to 44 make up about 21% of residents. Those are the years when most people are starting a career and having children, and here they make up about a fifth of the village. The house prices mostly let people in once those years are over. Most people move to Kelvedon Hatch with their careers already under way.

The Office for National Statistics modelled typical household income for the area around the village at about £70,000 a year before tax in the financial year to March 2023. That is a gross figure for a period now a few years behind. It is averaged across a wider statistical area than the village, so it describes the district's households in general and not any particular street.

About 23% of households are couples with dependent children, and about 8% are lone parents. About 21% are one person living alone, and within that group about 12% of all households are a pensioner on their own. The rest are mostly couples whose children have grown up and left, in houses that still have the bedrooms. A village built around four-bedroom houses ends up with more spare rooms than children to fill them.

About 26% of adults hold a degree, about 19% have no formal qualifications, and full-time students make up about 1% of residents. That is a broad mix, with no particular credential dominating. In 1871 the census found barely any white-collar households in the parish and a population that mostly worked on the land. The fields are still there, but the people who live beside them now work in offices.

As a community, Kelvedon Hatch is middling: comfortable, mostly owner-occupied and middle-aged, with few young adults, few renters and few students to change that.
