What do houses cost in Kelvedon Hatch?

For anyone buying or renting in Kelvedon Hatch.

A typical house in Kelvedon Hatch costs about £545,000, and the village keeps very little stock below that line. More than four homes in ten have four bedrooms or more. One-bedroom homes barely exist. The terraces are the bargain end, and even they go for about £420,000. Kelvedon Hatch sells houses by the acre and the bedroom, and it expects you to have the deposit for both.

The Land Registry recorded 24 sales in the year to early May 2026, at a median of £545,000. Fifteen of them were detached, with a median of £550,000, and seven were terraced, with a median of £420,000. With that few sales, a single big house on a big plot can drag the headline around, so the middle of the detached column is the figure to watch. In this village, the gap between those two medians is the price of not sharing a wall.

The house-price index rose 1.9% in the twelve months to May 2026, putting the average at about £530,000. Flats in the same index slipped 0.3%. Both changes are small, and calling either one a boom or a slump would overstate it. The flat figure matters very little in a village where you could count the flats from the end of a drive.

Band E is the most common council-tax band, and just 7% of homes are in bands A or B. Brentwood's band D bill is about £2,258 a year, which gives you something to compare with your current bill before the band E letter turns up.

Across the Brentwood borough as a whole, the Office for National Statistics' rent index puts the average private rent at about £1,610 a month as of April 2026, up 1.5% on the year. That is a mean across every rented home in the borough, not a median of what landlords are advertising. Split by size, it comes to about £1,100 for one bedroom, £1,390 for two, £1,704 for three and £2,399 for four or more. The four-bedroom figure is the one that matches the village's stock. The one-bedroom figure mostly describes homes somewhere else.

The Office for National Statistics modelled gross household income, before tax, at about £70,000 for the area around the village in the financial year to March 2023. Set that against a £545,000 median sale and the purchase is a stretch for a household on the local income, unless it has equity from a previous house. Most buyers here are moving up from somewhere else, and it shows in what they can pay.

Of the sales that could be matched to an energy certificate's floor area, about 79% of the total, the median price came to roughly £5,000 a square metre. The typical floor area behind those sales was 100 square metres. The certificate's floor area is the one measurement in the paperwork nobody has rounded up, so check it against the size in the particulars on any house you are serious about.

The 2021 census counted 3% of homes with one bedroom, 16% with two, 38% with three and 43% with four or more. That mix is why the village's median looks high, because most of what changes hands is a family house with a room to spare. A buyer searching for two bedrooms is fighting over a sixth of the stock.

As places go, Kelvedon Hatch is poor value for money. The houses are big, sound and plentiful at the top end, and almost nothing comes in at a price a first rung can reach.
