What do houses cost in Ilfracombe?

For anyone buying or renting in Ilfracombe.

About £229,000 buys the middle of the market in Ilfracombe, sea air thrown in. Flats sit nearer £140,000. Detached houses sit nearer £366,000. Council tax mostly lands in the cheapest band there is. This is a coastal town where the view is not the part you are paying for.

The Land Registry logged 110 sales in the year to May 2026, at a median of about £229,000. The type split is the useful bit. Flats sold at a median of about £140,000 across 29 sales, terraces at about £222,500 across 46, semis at about £274,000 across 11, and detached houses at about £366,000 across 24. Terraces are the engine of this market, and the gap between a flat and a detached house here is smaller in cash terms than the gap between two similar streets in a lot of the county.

Direction of travel is close to nothing happening. The published house price index for the area put the average at about £278,000 as of May 2026, up 0.6% over twelve months, which is a rounding error wearing a percentage sign. Over five years the same index shows a rise of about 9%. Flats went the other way, down about 3% over the twelve months, so the cheapest end of the market is the softest end of the market.

Council tax is where the cost of living here quietly does its work. Band A is the most common band and about 68% of dwellings sit in band A or B. The band D bill runs at roughly £2,640 a year, and a band A property pays around £1,760. Most owners here are on the second number.

Renting is priced differently and reported differently. Typical private rent across the North Devon area is about £850 a month, and that is a mean from the official price index covering the whole district as of April 2026, not a median of what is currently advertised in Ilfracombe. By size across the same district, a one-bedroom averages about £590, two bedrooms about £780, three about £970, and four or more about £1,340.

On affordability, the arithmetic is unusually kind. Modelled median household income for the area was about £38,800 gross, before tax, for the financial year to March 2023. Set that beside a median sale price around £229,000 and this is a market where an ordinary local wage still reaches an ordinary local house, which is not a sentence that survives contact with most of the English coast.

One-bedroom homes make up a real share of this town rather than a rounding error, which is what a resort with a long history of conversions and flats looks like on a spreadsheet.

Cost is where Ilfracombe wins outright. The market here is genuinely affordable rather than affordable-with-conditions, and the money you save against comparable coastal towns is money you will need for a pre-1930 building on a wind-facing hill.
