Who lives in Hoo St Werburgh?

For anyone buying or renting in Hoo St Werburgh.

Hoo St Werburgh is lived in by homeowners, not graduates passing through. Three in four households own their home. The typical resident is 40. About one in five has a degree, and about the same share has no qualifications at all. This is a settled, ordinary village that has no interest in pretending to be anything else.

Ownership runs the village. The 2021 Census, the source for every population figure on this page, puts owner-occupiers at 76% of households. Private renters make up about 11%, and social renters another 11%. The landlord class barely has a foothold here, which suits the people who bought early and irritates the ones trying to rent before they buy.

The typical resident is 40, and 27% of people are aged 25 to 44. That is the mortgage-and-school-run generation at full strength, with enough older residents to keep the village from feeling like a new estate.

Household income averaged about £55,100 before tax in the financial year to March 2023, a modelled Office for National Statistics figure for the area rather than a count of anyone's payslip. It describes income three years ago, not today. It describes a village that pays the mortgage, not one that pays in cash.

The households are a spread rather than a type. Couples with children make up 22% of households and lone parents about 10%. One-person households make up 26%, and 14% of households are a single pensioner living alone, which is part of that 26% rather than on top of it. Listing copy tends to picture a village full of young families. The Census shows families living alongside a fair number of people who live alone.

Qualifications split down the middle of the working world. About 21% of residents hold a degree, 22% have no formal qualifications, and 2% are full-time students. With so few students, there are no house-shares of undergraduates, and the village keeps normal hours as a result.

Health is mostly good, but Medway's wider record sits behind it. In the Census, 82% of residents described their health as good or very good. Across the Medway council area, not this village alone, preventable deaths run worse than the England average, while smoking is similar to England. Those are council-area figures and say nothing about any individual household.

Only 25 residents live in communal settings such as care homes rather than private households. That is too few to change how any of the other shares should be read.

Hoo St Werburgh is lived in by settled working families and older residents with their own front doors. On qualifications and wider health, the profile sits below average, so buyers looking for a graduate commuter enclave should look somewhere else.
