What's the area around High Wycombe like?

For anyone buying or renting in High Wycombe.

High Wycombe has some of the best surroundings of any Buckinghamshire town. A park is a couple of minutes from almost every front door. There is water within a short walk as well. The Chiltern hills rise on both sides of the valley. The town is busy in the middle, and the green starts sooner than most first-time visitors expect.

The average home in High Wycombe is about 155 metres from the nearest public green space, and the typical household has around 19 within a kilometre. In a town this size, that means a choice of parks, not just one.

Water is close too. The nearest river, stream or pond is about 640 metres from the average home, and around 23 bits of water are within a kilometre. The River Wye runs along the valley floor, and its name is half the reason the town is called what it is.

The National Cycle Network is further off, about 7.6 kilometres from the average home, and no postcodes are close to it. On a hill-and-valley town this steep, walking boots get more use than bikes.

West Wycombe Park, to the west of town, has a Temple of Bacchus, a Temple of the Four Winds and a triumphal arch, which is a lot of classical ambition for somewhere a bus ride from the Octagon. The hills around the town hold the earthworks of Desborough Castle, a stretch of Buckinghamshire Grim's Ditch near Walter's Ash, and the conservation area at Hughenden Manor. Wycombe Air Park on the southern edge of town is popular with learner pilots and gliders, so on a clear weekend the sky is busy as well.

Gardens are generous for a town. Homes in High Wycombe have about 87,000 square metres of private garden for every 1,000 residents, across all 51 neighbourhood areas. The semis on the slopes have room at the back, and a lot of the town's outdoor life happens behind the house.

The town's property list is mostly about work. The valuation list for High Wycombe counts 2,344 rateable premises, including 878 offices, 789 shops, 72 pubs and 39 restaurants. These are premises on the list, and some will be empty or between tenants. Offices outnumbering shops tells you what kind of town it is: people come here to work.

Of the 442 food premises with a hygiene rating, 64% hold the top score of five and about 5% sit at the bottom of the scale.

Buckinghamshire as a council area averaged about 7 micrograms of fine particles per cubic metre of air in 2024.

The Chilterns area of outstanding natural beauty barely reaches into the town itself, overlapping a fraction of one percent of it. There is no site of special scientific interest and no ancient woodland inside the boundary. The protected landscape begins just past the edge of town, on the hills you can see from the high street, so residents get the view without the restrictions that come with living inside it.

The surroundings are High Wycombe's real strength. Parks, water and the hills are all within walking distance of homes that have their own gardens as well.
