What do houses cost in High Wycombe?

For anyone buying or renting in High Wycombe.

A typical home in High Wycombe sells for about £375,000. Flats go for around £220,000. Semis cost about £416,000, and detached houses well over half a million. Three bedrooms is the most common size. For a Chiltern valley, the prices are lower than the hills around them suggest.

The Land Registry recorded 699 sales in High Wycombe in the year to May 2026, at a typical price of about £375,000. Semis were the biggest group, with 229 sales at about £416,000. Flats came next, with 218 sales at around £220,000. There were 135 terraced houses at about £370,000 and 117 detached houses at about £570,000. The spread covers the ridge villages like Penn and Tylers Green as well as the valley floor at Wycombe Marsh, so the town-wide average describes a house almost nobody here owns.

The Land Registry's house price index for the area rose 2.8% in the twelve months to May 2026. That is a modest rise and records the past year only. Flats rose 0.4% over the same twelve months, which is close to standing still. Anyone buying a flat as an investment has been getting the returns of a sock drawer. The Land Registry's own record shows what earlier flats in the same block resold for, and that is the most useful number to have before you agree a price.

Band C is the most common council-tax band in High Wycombe, and about 24% of homes are in bands A or B. Buckinghamshire Council's band D bill is about £2,527 a year, and most people can compare that with what they pay now.

Across Buckinghamshire, the typical private rent was about £1,470 a month in April 2026, up 5% on a year earlier. That is a county-wide mean from the Office for National Statistics index, not a median of local adverts. By size, the county averages were about £1,030 for one bedroom, £1,310 for two, £1,600 for three and £2,360 for four or more. Those figures include every Chiltern village cottage as well as every Wycombe flat. There is no published figure for studios or single rooms.

Gross household income in High Wycombe averaged about £62,000 in the financial year to March 2023. The Office for National Statistics modelled that figure for neighbourhood areas, and it is now a few years old. After tax it comes to about £46,000. On that money a typical flat is a stretch a working couple can manage, and the £375,000 middle of the market needs a solid deposit. A detached house needs either a big salary or an older relative's help. Gross is the figure people quote at dinner, and net is the one that has to cover the mortgage.

About 74% of the sales could be matched to an energy certificate's floor area, and across those the median price was about £4,600 per square metre. The typical floor area behind that figure is about 85 square metres. That is a family-sized house by the standards of the furniture town's old terraces, and a modest one by the standards of the ridge.

At the 2021 Census, 38% of High Wycombe's homes had three bedrooms, 26% had two, 19% had four or more and 16% had one. The three-bedroom semi is the town's standard house. A buyer who wants a fourth bedroom is shopping in the smallest group and competing with every family moving up from the third.

House prices are one of High Wycombe's real strengths. Buckinghamshire is an expensive county, and this is the part of it where an ordinary salary still buys a house with a garden and a station.
